In short

What will you find in this section?

These are the 28 renovation services we carry out in Barcelona, each with its own page, guide price and timeline. The list is ordered by what people search for most: bathrooms, kitchens, full renovations and room dividers account for most enquiries. Every job is contracted the same way — free site visit, fixed written quote within 48 hours and a single site manager — and what changes between them is the timeline, the trades involved and whether a licence or a technical project is required.

If you are torn between two services, the useful question is not which is cheaper but how many days the property will be unusable. Grouping into one job what you would do over two years anyway comes out shorter and cheaper than doing it in stages.

The services, from most searched to most specific

Same way of working across all of them: free site visit, fixed written quote within 48 hours and one site manager through to handover.

Room dividers

Room dividers

Splitting a space without building a wall is the most requested job in Barcelona flats, where every metre counts and daylight arrives from one side only.

Layout · Barcelona
Bathroom renovation

Bathroom renovation

From €3,200 turnkey. Completed in 10–18 working days, with the handover date agreed in writing.

From €3,200
Full renovation

Full renovation

From €780/m². A 70–90 m² property is handed over in 10–14 weeks, with the date signed before work begins.

From €1,100/m²
Kitchen renovation

Kitchen renovation

Bespoke kitchens from €4,500, laid out around how you actually cook. On site for 12–25 working days.

From €4,500
Shower niches

Shower niches

The most requested detail in a bathroom refit, and the one most often built wrong. It steals no floor space because it lives inside the wall.

Renovating a flat

Renovating a flat

From €780/m². We tell you what is worth doing and what is not, with the numbers on the table before you sign anything.

From €1,100/m²
Bespoke kitchens

Bespoke kitchens

Designed around your actual room — its columns, its out-of-square walls, its high ceiling. Not a standard carcase trimmed to fit.

Joinery · Barcelona
Open-plan conversion

Open-plan conversion

Opening up the space transforms a flat more than any other work. And it hangs on one question: is that wall holding anything up?

Layout · Barcelona
Climate control

Climate control

In Barcelona climate control is not a luxury. It is four months of summer with high humidity, in buildings with no insulation at all.

Services · Barcelona
Electrical rewiring

Electrical rewiring

The one thing nobody sees once the work is finished, the first thing cut from a cheap quote, and the only one that can start a fire.

Services · Barcelona
Façade renovation

Façade renovation

Falling render, damp and an unfavourable ITE report. We resolve it with a proper survey and a quote that does not grow mid-project.

Owners associations · Barcelona
Technical project

Technical project

Some works cannot legally be built without a signed project. Plenty are built anyway — until an inspection arrives, or the insurer reads the file.

Consultants · Barcelona
Smart home

Smart home

We automate what you actually use every day: lighting, climate, blinds and access. No unnecessary apps, no remotes nobody can find.

From €1,900
Terraces

Terraces

The terrace is the most wasted room in Barcelona. And the one that causes most trouble when the waterproofing fails.

Outdoor spaces · Barcelona
Fitted wardrobes

Fitted wardrobes

In a flat where nothing is spare, made-to-measure storage holds up to 20 % more than modular in the same opening. That is the whole argument.

Storage · Barcelona
Electrician

Electrician

€40–60 per hour depending on the job, with the price fixed before we start. Registered installers who can issue the official electrical certificate.

From €4,000–7,500
Commercial premises

Commercial premises

The licence decides the project, not the other way round. We check what your activity requires before anyone draws a single wall.

Commercial · Barcelona
Communal areas

Communal areas

The work you do not choose alone. Understanding how the junta decides it is what stops a non-resident owner being surprised by a bill.

Comunidad · Barcelona
Period property

Period property

Barcelona's older flats offer the best and the worst: high ceilings, plaster mouldings and hydraulic tiles, alongside structure that has to be checked before anything is touched.

Pre-1940 buildings · Barcelona
Rent or sell

Rent or sell

Not every renovation pays for itself. We tell you where to spend so the property lets faster or sells better — and where you would be wasting money.

Property investment · Barcelona
Energy efficiency

Energy efficiency

Your bill does not fall because you changed the boiler. It falls when the building stops losing heat, and that happens in the envelope.

Running costs · Barcelona
Soundproofing

Soundproofing

Before insulating, you have to know what kind of noise is coming in and how. Applying the wrong solution is why most soundproofing jobs fail.

Acoustics · Barcelona
Kitchen cladding

Kitchen cladding

The wall between worktop and wall units takes grease, steam and knocks every day. It is where a cheap material shows first.

Finishes · Kitchens
Waterproofing

Waterproofing

A leak is not fixed with a product. It is fixed by finding where the water gets in, which is almost never where the stain appears.

Leaks · Barcelona
Offices

Offices

A good office is judged by how it sounds, how it is lit and how it works. Almost never by the finishes.

Workspaces · Barcelona
Stairwell and hall

Stairwell and hall

The entrance hall is the first thing anyone sees, and the item that most changes what a buyer or a tenant assumes the flats are worth.

Comunidad · Barcelona
Plasterboard walls

Plasterboard walls

Fast, clean and light. With two limits worth understanding before you decide: sound, and what you can fix to them.

Layout · Barcelona
Shop to flat

Shop to flat

A cheap commercial unit can become a home, or it can be cheap for a reason. The difference is established before you buy, not after.

Guide prices

What does each renovation cost in Barcelona?

Starting figures so you can budget before you call. They come from real jobs in Barcelona and the metropolitan area, not from a market average. The final price is fixed after the site visit and does not move after that.

ServiceFromWhat that price covers
Bathroom renovation€3,200Services stay in place. Finishes, sanitaryware and screen
Full renovation€1,100/m²Porcelain, solid doors, ducted air conditioning
Kitchen renovation€4,500Modular units, same layout, laminate worktop
Renovating a flat€1,100/m²Porcelain, solid doors, ducted air conditioning
Smart home€1,900Lighting scenes and single-zone climate control
Electrician€4,000–7,50070–90 m² flat: cabling, fittings and certificate

The remaining services are quoted individually because the price depends almost entirely on surface area and starting condition: quoting a façade or a communal job without seeing the building would be meaningless.

How to choose

Which service you need, by what you want to solve

You want to change one specific room

Bathrooms and kitchens are the two most common jobs and the ones that add most value per euro spent. They are done without touching the rest of the property and to a fixed timeline.

You want to change how the space is laid out

This covers room dividers, removing walls for an open-plan flat, walk-in wardrobes and plasterboard partitions. These are the works that change how big a home feels without adding a single square metre.

You want to update what nobody sees

Rewiring with certificate, air conditioning, soundproofing, energy efficiency and waterproofing. Nobody shows these off to visitors, but they are what prevents the expensive surprise five years from now.

The works belong to the building, not to you

Façades, stairwells and owners-association works run on a different calendar: there is a meeting, a special levy (derrama) and often public grants worth applying for before starting.

The property is an investment

Renovating to let or sell, and changing the use of a commercial unit into a flat. Here the criterion is not taste but return: which line items raise the asking price and which do not move it at all.

Frequently asked

Questions about our services

28 right now, each with its own page, guide price and timeline. They range from a bathroom renovation to changing the use of a commercial unit into a flat, and include installations, façades and communal works. If what you need isn’t listed, write to us — it usually falls under one of them.

The prices on this page are guide figures to help you budget before you call. The fixed price comes in writing within 48 hours of the site visit, with the scope spelled out, and from that point it does not change unless you change the scope.

Yes, and it usually works out better. A full renovation that groups bathroom, kitchen, rewiring and air conditioning is run as a single job: one team, one schedule and far fewer days with the flat unusable than hiring each trade separately.

Both. Several services are single-item jobs — shower niches, a room divider, cladding a kitchen wall, an electrical certificate — that take days and do not require gutting the property.

One site manager per project, who is your point of contact from start to finish. When the work affects structure or requires a change of use, we add a technical project and site supervision by a qualified architect: the council will not process it any other way.

Yes. A good share of our clients are non-resident owners: we send weekly photo reports, hold video calls at each milestone and handle the paperwork with the council and the building’s owners association on your behalf. You do not need to be in Barcelona for the works to move.
