A good office is judged by how it sounds, how it is lit and how it works. Almost never by the finishes.
Short answer
A fit-out of one typical floor covering finishes and services runs €350–€700/m² over six to twelve weeks, and phasing it around a business that stays open extends that in proportion to the number of sectors. The quote is itemised by trade after the technical visit, because rebuilding acoustics, climate control and cabling is a different job from refreshing the finishes. Spend the budget in this order: acoustics, lighting, zoned climate control, cabling. Furniture last, and none of the four is solved by furniture.

Retrofitting absorption into an open plan that is already finished means taking the new ceiling back down, which is why it is decided before anything visible is installed and never the line to cut.
Neutral around 4000 K over the desks, warmer in break areas, and no glare on screens — which in Barcelona usually arrives with the afternoon sun on a west facade rather than from the fittings.
Zoning by orientation and by use costs less than the permanent argument about the thermostat, and it matters more here than in colder cities because a south-west facade in July behaves nothing like an interior room.
Spare capacity is the cheapest thing to over-provide while the floor is open, and the cheapest thing to regret once it is closed.
Regulations
An office is not a dwelling and is not a shop: it has its own requirements, and they constrain the layout from the first sketch.
It is the municipal authorisation for carrying on a business activity in a given unit, separate from any works permit. Most straightforward office use falls under a responsible declaration lodged with the council, but change the use, raise the occupancy or touch escape routes and it becomes a formal application with a technical project. It is checked before designing because it can change how many people the floor is permitted to hold.
Even as a tenant of a whole floor, the building envelope is not yours. Outdoor condensing units on the facade or roof, penetrations for ducting, extra intake grilles and any change to the entrance normally need the comunidad to consent, and the statutes may restrict business use outright. Both are checked in week one, not discovered in week six.
Execution
Most offices cannot close. Working in phases has to be planned in the quote and priced into it, not improvised once the first sector is stripped.
In a leased office the split between the two matters more than any finish decision: which works revert to the landlord at the end, which need written consent under the lease, and whether the reinstatement clause obliges you to undo them. We put the scope in writing in a form you can send to a landlord for approval before anything is ordered.
Companies whose management sits abroad get the same routine as our non-resident owners: weekly photo report, a named site manager who answers directly, decisions requested one at a time in writing with the cost difference attached, and payments tied to certified progress rather than to the calendar.
