4 Barcelona districts covered in English so far, each explained in terms of what the buildings are actually made of. That is what you need before committing: an Eixample block from the early 1900s has Catalan vaulting and timber beams that limit where walls can be moved, Gràcia has small flats on timber structures, Sarrià has large flats and townhouses with gardens, and Ciutat Vella adds heritage protection plus streets no lorry can reach. In any shared building the comunidad de propietarios — the owners association — votes on work touching the facade, roof or risers, and can bill you for it through a derrama. Each page sets out what to check in that district before you sign anything.

Renovation by Barcelona district
We do not renovate the Eixample the way we renovate Poblenou. Each district has its own building type, its own typical problems and its own paperwork.
Eixample
Early twentieth-century buildings with high ceilings and structure that demands knowing what you touch before demolishing anything.
Gràcia
Small flats where every square metre counts, and timber structures that demand knowing what you touch.
Sarrià-Sant Gervasi
Barcelona's most residential district: large flats, townhouses with gardens, and the highest expectations on finish quality in the city.
Ciutat Vella
The oldest buildings in Barcelona, the tightest access in the city, and the strictest heritage rules. All three affect the price.

The price per square metre does not change by area, but the building type does affect it. An Eixample building with Catalan vaulting needs structural inspection holes that a 1970s block does not.
