The entrance hall is the first thing anyone sees, and the item that most changes what a buyer or a tenant assumes the flats are worth.

The quote is itemised by trade with the levy per dwelling shown, because that is the document a meeting of owners can actually vote on.

Scope
If scaffolding is going up on the facade or in the light well, that is the moment to deal with stacks, stair windows and surface-run services. Doing them later means erecting the access again, and access is a substantial part of the cost. Presence-detection lighting on efficient fittings goes in at the same time and cuts the community electricity bill.
Many buildings in the Eixample and Gracia still have hydraulic tiles, wrought iron railings and panelled doors that no current product matches. Restoring them costs more per square metre than replacing them and returns more, because it is the detail that distinguishes the building in a listing photograph.
Accessibility
A lift is the single work that most changes what the flats in a building are worth, and the hardest to get agreed.
Where a lift is legally required for a resident who needs it, the discussion changes character entirely. Whether the ground-floor units are exempt depends on the statutes of your building, and it is the point most argued over in Barcelona juntas.
We assess whether the shaft physically fits before the comunidad spends money on a design the light well cannot accommodate. A survey is inexpensive; a project for an impossible lift is not, and it tends to poison the vote for years.

You do not have to fly in for a junta, and you do not have to accept a figure nobody explained.
A document written for professionals is useless in a room of owners who are not in construction and have to vote in twenty minutes.
