Short answer

Plasterboard or a traditional masonry partition?

In a period Barcelona building, plasterboard, and the reason is weight. A masonry partition adds load to a Catalan vault floor that is over a century old; a stud wall weighs a fraction of it and needs no drying time, so the programme is days rather than weeks. Traditional partitions still win where you need mass for sound or want to fix heavy items anywhere without planning it. A partition forms part of a wider layout change, quoted in writing within 48 hours of the survey — from €42/m² for a basic stud wall, €85/m² for the acoustic build-up with mineral wool and a decoupling band.

Neither system is better in the abstract. They solve different problems, and the mistake is choosing out of habit.

What decides it in Barcelona

Load. Redistributing an Eixample flat with masonry partitions means adding several tonnes to a floor built with brick vaults and steel joists. That is why dry construction is the standard here, and why a structural check comes before any layout is agreed rather than after.

Acoustics

How much sound does a stud wall really stop?

This is the expensive misunderstanding. Plasterboard can perform well or badly depending entirely on how it is built, and the cost difference between the two is small.

What makes the difference

  • Mineral wool in the cavity: without it the partition is a drum
  • Two layers of board each side instead of one
  • Resilient perimeter band against floor, ceiling and flanking walls
  • Every junction and service penetration sealed
  • Socket boxes offset, never back-to-back through the same cavity

The classic failure

Single board, no wool, sockets facing each other. You hear the conversation next door as if the wall were not there. Adding wool and a second layer costs a modest amount at construction stage and transforms the result — retrofitting it later means stripping the wall you just finished decorating.

Where it matters most

Between a bedroom and a living room, and around any bathroom where a soil stack runs in the void. A stack inside an unlined, unfilled partition carries the sound of every flush through the flat, and it is the complaint we are called about most often in recent refurbishments.

Two practical matters decide whether a layout change goes smoothly, and both are settled before anyone lifts a tool.

What you can hang, and how

  • Light loads — pictures, small shelves: proprietary plasterboard anchors
  • Medium loads — television, bookshelves: fixed into the metal studs
  • Heavy loads — wall cabinets, wall-hung sanitaryware: timber or steel noggins inside the wall, installed before it is closed

The one decision to make early

Tell us before the wall is closed where the television, the kitchen wall units or a wall-hung basin will go. A noggin is fitted and the wall will then carry anything. After it is boarded and skimmed, every solution is worse and costs more.

Permits, comunidad and derrama

Removing or adding non-structural partitions inside your flat is covered by a prior notification to the city council. The moment structure, the façade or communal elements are involved, it becomes a minor works licence with a technical project. Partitions themselves are private, so the comunidad de propietarios has nothing to approve and no derrama arises — but the administrator does set working hours, waste removal routes and whether the lift can be used, and those govern the programme.

Managing it from another country

The layout is agreed on a drawing before demolition, with noggin positions marked on it. You get weekly photographs, including shots of the open wall showing the wool, the noggins and the services before it is closed — the stage nobody can inspect afterwards.
