For an owner who is here a few weeks a year, or letting the flat between visits, automation stops being a comfort feature and becomes the way the property is supervised at all. The priorities are different from a resident’s, and so is the specification.

What earns its place in an empty flat

• Humidity and temperature monitoring, which catches damp before it becomes mould

Why leak detection matters more here than anywhere

In a Barcelona building a burst flexible hose in your empty flat does not stay in your flat. It reaches the neighbour below, and the claim that follows involves your insurer, theirs and the comunidad de propietarios — the owners association that manages the building. Where the leak turns out to come from a communal element such as a riser or the baixant, the repair is the association’s and may be funded by a derrama, a one-off levy split between owners by coeficiente de participación. Where it comes from inside your flat, it is yours, and being abroad does not soften it. An automatic shut-off valve costs a small fraction of one such claim.

Anything on the façade goes through the junta

Inside the flat you decide alone. An external camera, a doorbell unit visible from the street, an aerial or a device fixed to the façade or the light well touches communal elements and needs the association’s authorisation, voted at a junta. The same applies to a video entry panel replacing the building’s own. Ask the administrator before ordering equipment: in a catalogued building the answer is frequently no, and there is usually an internal alternative.

Do not tie the flat to one installer

A system built on open standards can be serviced by any competent electrician in Barcelona. A proprietary system tied to a single firm means that when they stop trading, or you stop wanting to work with them, the house stops responding and there is no second opinion available. For an owner who is not here to manage a relationship, that independence matters more than any feature list. You should finish with the documentation, the credentials and the ability to hand it to someone else.

Handover you can actually use

Configuration is done remotely with you once the system is running, in a call where you see the app on your own phone rather than a demonstration on ours. You keep the wiring drawings, the device list and the administrator accounts. If the flat is let, the tenant gets a limited profile that does not include the ability to reconfigure the system or lock you out of it.
