  • Cèdula d’habitabilitat: the habitability certificate, mandatory to let the flat or connect utilities in a new owner’s name. A full renovation is the natural moment to renew it
  • Butlletí elèctric: the electrical certificate. A rewired flat needs a new one, and without it the supply company will not raise your capacity or reconnect

Where the comunidad has a vote, and where it does not

Everything inside your four walls is yours to decide. The moment work touches a communal element — the soil stack, the façade, the roof, the risers on the landing, the load-bearing structure — it needs the comunidad de propietarios to agree, and cost may be shared through a derrama apportioned by each owner’s coeficiente de participación. The practical consequence for a remote owner: we identify at survey stage which items sit on the communal side, so a junta that meets once a quarter does not silently become the critical path in your programme.
