Prices exclude VAT. The ranges move with the condition of the building, the quality of the materials you choose and whether the layout has to change. At the site visit we close the figure in writing, and that is the one that gets signed.
How the works run, day by day
Nobody disappears for two weeks. Every stage has its photo report, and the site manager is the same person from the first visit until they hand you the keys.
01We come, measure, open inspection points and check drains and the consumer unit. Free and with no obligation, even if you end up not hiring us.

02Line by line, with brands and quantities. You read it calmly, ask whatever you want, and only then is it signed.
48 hours
03We protect communal areas, strip out what needs to go, and leave plumbing, electrics and automation wired before the walls are closed.
Weeks 1 – 4
04Flooring, tiling, joinery, painting and units. This is where you see whether the installations were done properly or in a rush.
Weeks 5 – 12
05Final cleaning, installation certificates and a walk-through together noting the snag list. Everything is fixed before the works are closed.
Final weekWhy there is a range and not one single price
Four things move almost the whole budget. None of them is a mystery: we check them at the visit and tell you before anything is signed.

Buildings in the Eixample or Gràcia still turn up lead drains, iron pipework and forty-year-old consumer units. Until the wall is opened, nobody knows what is behind it. This is the item that moves the budget most, which is why we open inspection points at the visit instead of guessing.

Knocking down walls, opening the kitchen to the living room or moving the bathroom forces a full rebuild of plumbing and drainage, and often a major works licence. The same flat can vary by a third of the price on this decision alone.

Laying a €20/m² porcelain tile costs the same in labour as laying a €90/m² one. What changes is the material, and that is your call. It is exactly what the calculator selector above moves.

Carrying bags up by hand and rubble down the stairs is labourer time that somebody has to pay for. It happens a lot in Barcelona and almost nobody mentions it. We put it in the initial quote (€400 – €900), not in the final invoice.

We are ARMEX SMART HOUSE, S.L., with an office on carrer de la Diputació. We renovate and install home automation across Barcelona and its metropolitan area. What we put in writing is what gets signed.
Eixample, Gràcia, Sants, Sant Martí, Poblenou, Les Corts, Sarrià-Sant Gervasi, Horta, Nou Barris, Sant Andreu and Ciutat Vella. Also L'Hospitalet, Badalona, Santa Coloma, Sant Adrià, Esplugues, Cornellà and Sant Cugat. Travel is never charged in any of these areas.

Not exactly: the calculator gives you a realistic range, not a quote. It is built on the figures we work with in Barcelona, so it tells you whether your project fits your budget. The fixed number comes after the site visit, once we know what is behind the walls. Once signed, that price does not move unless you ask for changes.
A full renovation of 80–90 m² is 10 to 14 weeks of actual work. A bathroom, 10 to 18 working days; a kitchen, 12 to 25. What usually stretches the schedule is not the building work but made-to-measure materials and permits from the comunidad de propietarios. That is why the calendar is fixed in writing along with the quote, with a start and a handover date.
We prepare the technical documentation and file the works notification with the city council, but the fees are paid in the owner’s name and therefore sit outside the quote: we are not going to charge you a margin on top of a tax. If your works touch communal elements or the façade, we also tell you which authorisation you need from the comunidad and when to request it.
You never pay everything upfront. We work on certifications tied to construction milestones: a deposit for materials at the start and staged payments as phases complete (installations, tiling, finishes). The final payment happens after handover and after the snag list is cleared. Everything is invoiced with VAT and paid by bank transfer.
You get a written workmanship guarantee and the certificates for the installations we carried out. If a defect in our work appears, we come back and fix it without arguing about whose fault it is. Materials and appliances also keep their manufacturer’s warranty, and we leave you the references in case a spare part is ever needed.

It is the first thing people ask for when opening up a kitchen, and the first thing that gets built wrong. Usually by two centimetres too many in height or twenty too few in circulation.
It is the system that looks best in a renovated flat and the one that most constrains the project. It is decided before ceilings close, never after.
The advertised price of a kitchen with fitting included is almost never the price you end up paying. Not because anyone is lying, but because “fitting” means a joiner’s day of work, not a renovation.
