The right divider depends on one question: block sound, or only sight? To block sound you need a solid element — a plasterboard partition with mineral wool in the cavity and a sealed perimeter, which is the only lightweight option that genuinely works acoustically — from €42/m² for a basic stud wall and €85/m² for the acoustic build-up. For visual separation that keeps the daylight, a slatted timber screen, open backless shelving or a sliding glass panel all work, and none of them steal light. Dividing a room is quoted as part of a wider layout change, priced in writing 48 hours after the survey; a full renovation of the flat runs from €780/m².

Permissions, and dividing a flat you are letting out

Foreign owners ask for dividers for two reasons: making a flat work for remote work, or getting another usable bedroom before letting it. The second one runs into Spanish rules that catch people out.

An inner room without a window is not a bedroom

This is the trap. You can physically divide a bedroom in two, but the resulting inner space with no window to the outside does not legally count as a habitable room. That matters because letting a flat in Catalonia requires a valid cèdula d’habitabilitat — a habitability certificate issued on minimum room dimensions, ventilation and natural light. Dividing a room so that one half loses its window can put the certificate at risk, which in turn stops you registering a tenancy. We check what your cèdula says before proposing a layout, not after the wall is up.

What needs permission and what does not

Lightweight dividers that are not fixed to structure — screens, shelving, a recessed curtain track — need nothing at all. A new plasterboard partition falls under a comunicat previ, a prior notification to the council rather than a licence. Nothing here touches communal elements, so the comunidad de propietarios has no say and no derrama is involved; the only thing we agree with the administrator is access, lift protection and the building’s permitted working hours.

Decisions you should make before, not during

  • Each new zone needs its own light point and socket — retrofitting them means opening a finished wall
  • Which side keeps the window, and therefore which side stays a legal bedroom
  • Whether the divider must be removable, if you may sell or re-let differently later
  • Ceiling condition: a recessed curtain track or sliding gear needs something solid to fix to, and in period buildings the ceiling is often a reed-and-plaster false ceiling below the vault

A divider is decided by proportions rather than materials, so we send a setting-out drawing with the panel positions dimensioned against the window and the door swings, plus photos of the ceiling fixings before anything is boarded over. Every choice that changes the price is confirmed by you in writing first.
