This matters more than it sounds if you are buying from abroad: planning permission in Spain is granted by the individual town hall, so the forms, the fees and the waiting time in Sitges are not the same as in Terrassa, and an estate agent quoting you a national average is guessing. The housing is different too — outside the city you get detached and terraced houses with land rather than flats, which means roofs, pools and boundary walls enter the scope. Our rate per square metre is identical to central Barcelona and we add no travel charge.
Towns
Where we work outside Barcelona
No travel surcharge anywhere in the metropolitan area. The quote, the weekly reporting and the guarantee are the same as in the city.
Sant Cugat del Vallès
Large homes, high expectations and a lot of detached property. Here the deciding factor is not price per square metre — it is finish quality and keeping to the programme.
Sitges and Garraf
Coastal property with three constraints that do not apply inland: salt air, heritage protection, and houses that stand empty for months.
Castelldefels and Gavà
Five kilometres of open beach, a twenty-minute train into Barcelona and a school run conducted largely in English. This is the stretch of coast most international buyers end up on, and the one where getting the material specification wrong is most expensive.
Terrassa and Sabadell
The two capitals of the Vallès Occidental, half an hour inland by train. Buyers who cannot find space in Barcelona find it here: narrow town houses with courtyards, and old textile mills with seven-metre ceilings.
Badalona
Ten kilometres up the coast from the centre, on the metro, with a beach of its own and a price per square metre that still surprises people arriving from northern Europe. Sound structures, exhausted services.
Mataró and the Maresme
The Maresme is where Barcelona goes at the weekend, and where a good number of foreign owners keep a second home. Living close to the sea changes the materials, not just the view. Here the salt decides what lasts.
Esplugues and Sant Just Desvern
Two separate municipalities that behave like a continuation of upper Barcelona along the Diagonal. Quiet streets, generous flats, several international schools within a short drive, and residents associations that read the paperwork properly.
Cerdanyola del Vallès and Ripollet
The university belt of the Vallès: large flats at prices Barcelona no longer offers, a rental market that refills every September, and buyers who are very often not in the country when the work happens.
Granollers and Mollet del Vallès
Half an hour north of Barcelona you get the floor area the city stopped offering. What comes with it is a 1970s services installation and two town halls that do not follow Barcelona rules.
Sant Boi de Llobregat
Two different cities share one name here: an old centre of houses between party walls, and post-war blocks on the hill. They are not the same job and they should never carry the same price.
Viladecans and El Prat de Llobregat
Delta land next to the airport, which is exactly why it is affordable and exactly what you have to design around: groundwater close to the surface, and flight paths overhead.
L'Hospitalet de Llobregat
Catalonia’s second city and one of the densest in Europe. It borders Barcelona, it costs less per square metre, and every renovation here is planned around the neighbour on the other side of the wall.
Santa Coloma de Gramenet
The cheapest square metre in direct contact with Barcelona, reached by metro in fifteen minutes. What you buy is a compact 1970s flat on a steep street, and both of those facts shape the job.
