Where to start
The order that actually works
The order that works is envelope first, equipment second: external windows with a thermal break and low-emissivity glass, then façade insulation, then the blind boxes, then the roof if you are on the top floor — and only then the heating and cooling system, sized against the reduced demand. Doing it the other way round means efficiently heating a flat that leaks heat, and it forces you to buy equipment that is bigger, dearer and more expensive to run. Where the work forms part of a wider renovation it is priced inside it, from €780/m² over 10–14 weeks; the envelope items alone are a two to four week job. The one step almost everyone skips is ventilation, and skipping it produces mould within months.

Ventilation
The part almost nobody plans for
An older property ventilates itself through gaps. Fit airtight windows and that ventilation disappears, and condensation appears where there was none.
How it is solved
- Trickle vents in the frames, the simplest option
- Mechanical extraction in bathroom and kitchen, where the vapour is produced
- Balanced ventilation with heat recovery on full renovations

Where the flat ends and the building begins
Energy work is where an overseas owner most often discovers that the flat is not entirely theirs to improve: the envelope, the very thing that decides the bill, is largely communal.
The façade is communal, the inside face is yours
External wall insulation is better because it wraps the building and removes thermal bridges, but it is rarely available to you alone: the façade belongs to the comunidad de propietarios, the owners association, and altering it is decided at the junta, the owners meeting. On a catalogued building it may not be authorised at all. What you can do alone is insulate the inside face and the blind boxes and improve the glazing — with the caveat that street-facing frames affect the façade, so the profile and glazing bars can be prescribed. Ask the administrador de fincas what the building has already agreed before ordering anything.
A building-wide programme is funded by a derrama
Where the whole building insulates or replaces the roof, the cost is met by a derrama — a one-off levy on top of the ordinary monthly charge, divided by coeficiente de participación, the ownership share written into your title deed, and it is not optional. The upside for a non-resident is real: a communal programme delivers the external insulation you cannot buy on your own, at a share of the cost, and usually qualifies for the larger grants. You can vote by proxy in writing, which for an owner abroad is the habit worth establishing with the administrator.
Grants are paid on paperwork, and the paperwork comes first
Rehabilitation grant schemes for energy work exist in Catalonia, and the award normally depends on demonstrating an improvement in the energy rating: a certificate before, a certificate after, with an itemised quote and a technical project in between. What catches people out is the order of operations — start the works before the file is registered and you can disqualify spend that would otherwise have counted. Amounts change with the scheme in force, so we promise no figure.
The certificate is not a formality if you let or sell
The certificado de eficiencia energética must appear in the listing and in the contract. It is separate from the cédula d’habitabilitat, the habitability certificate, which governs whether the flat can legally be let at all and is issued against ventilation, ceiling height and a complete bathroom. The two interact: dropping a suspended ceiling to run ventilation ducts can take head height below the minimum, a problem discovered at renewal rather than at handover, so we check the remaining clearance before specifying it.
What to ask for when you cannot inspect the work yourself
- Photographs of the insulation in place before the boards close it up — afterwards nobody can verify it
- Confirmation in writing that the blind boxes were insulated, the item most often skipped
- The ventilation strategy stated explicitly, not assumed
- Energy certificates before and after: the evidence for a grant and the number in your future listing
- Written junta approval where anything communal is touched, obtained before materials are ordered
