Which renovations recover their cost?

The works that reliably pay for themselves before letting or selling a Barcelona flat are the bathroom, the paintwork and the lighting, in that order. A full bathroom starts at €3,200 turnkey and takes 10–12 working days; adding decoration and lighting on top brings a flat to market in three to five weeks. A full renovation runs from €780/m² over 10–14 weeks and only pays back where the flat is genuinely tired or the layout is wrong. What does not recover its cost in a rental: high-end materials, home automation and structural changes that add no usable floor area. Every week the flat stands empty is lost rent, so the timeline belongs in the calculation next to the price.

What actually decides whether the money comes back

For an owner abroad the return is settled off site, by four things: how the spend is classified for tax, whether you may deduct at all, what rent the law lets you ask, and which letting model is still available in Barcelona.

Repair and improvement are two different categories, not two words

Spanish practice separates gastos de conservación y reparación — keeping the flat lettable, such as repainting or replacing a failed boiler — from mejoras, works that upgrade it beyond its previous condition, such as a new bathroom layout or first-time insulation. The first is set against rental income in the year it is incurred, subject to limits; the second is not, and instead joins the acquisition cost, surfacing only at sale to reduce the capital gain. Agree the classification with your gestor before the invoices are issued.

Whether you can deduct at all depends on your tax residence

Non-resident owners file the non-resident return on the income the property produces, not the ordinary Spanish one. The asymmetry that matters: owners resident in the EU or the EEA are generally taxed on net income and may set qualifying expenses against it, while owners resident outside it are taxed on the gross rent with no deductions — so the same works on the same flat pay off differently for a German owner and a British one. We do not give tax advice, but we issue itemised invoices split by trade and by category, not one line saying “renovation”.

Renovation is one of the few legal routes above the rent index

Barcelona is designated a stressed residential market area, so new tenancies are referenced to an official index rather than to what the flat would fetch. One of the narrow exceptions is rehabilitation: where qualifying works were completed in the period the legislation specifies before the contract is signed, a limited uplift is allowed. Confirm the conditions and the percentage with a lawyer, and keep the completion certificate, the licence or prior notification and the dated invoices, because the uplift is evidenced with paper.

Do not build a business case on a tourist let

Barcelona is not issuing new tourist accommodation licences and has a stated policy of winding the existing ones down, so a flat bought on the assumption it can be let by the night rests on an assumption the city has already withdrawn. The realistic models are the long-term tenancy, the seasonal contract with its own rules and room-by-room letting, and each implies a different specification.

The paperwork to have in hand before work starts

  • The cédula de habitabilidad and its expiry date — issued for a fixed term, and letting without a valid one is unlawful
  • The energy performance certificate, required in the listing and the contract
  • The last two years of owners association minutes: a derrama for façade or lift works can land while the flat is on the market
  • An electrical certificate where the installation has been altered or is over 20 years old
  • A dated photographic record before work starts — the cheapest evidence there is, for tax classification and for any dispute
