First things first
Three kinds of noise, three different solutions
Soundproofing only works if the noise is diagnosed first, because the three types need three different jobs. Airborne noise — voices, television, music through a party wall — is solved with an independent stud lining 70–100 mm thick, two to five days of work per room. Impact noise, meaning footsteps from above, travels through the structure and can only be reduced from your side, never removed: the effective fix is in the neighbour’s floor. Services noise from a soil stack or lift is the cheapest to solve and often the loudest complaint, fixed by boxing the pipe in dense material and isolating the brackets in a day or two. Where the work forms part of a renovation it is quoted inside it, from €780/m², fixed in writing 48 hours after the survey.

Solutions
What we install and how much space it takes
Every effective acoustic solution takes up space. The ones that do not, do not work — worth knowing before you commit.
Real thicknesses
- Acoustic party wall lining: 70 to 100 mm per wall
- Resilient suspended ceiling: 80 to 120 mm of head height
- Soil stack boxing: usually within the existing void
- External glazing with acoustic glass: no space lost
The mistake that cancels the work
Fixing the lining directly to the original wall. Sound passes straight through that rigid contact and you get half the benefit at full cost. The frame must stand clear of the wall.
For non-resident owners
Noise complaints when you are not the one hearing them
Overseas owners meet soundproofing from two directions: a flat that is unlettable because the street is loud, or a tenant and a downstairs neighbour in dispute about noise. Both are solvable, but the Spanish framework decides who pays and what you are allowed to do.
What is yours and what belongs to the building
The lining you fix inside your own walls is entirely yours to decide and to pay for. The soil stack running through your bathroom is not: the baixant is a communal element, and where the noise or a leak comes from the stack itself the repair is the comunidad de propietarios’ responsibility, funded by a derrama — the one-off levy split between owners by coeficiente de participación. In practice the useful move is to establish which side of that line your problem sits on before commissioning anything, because a boxing-in job you pay for privately does not fix a stack the building should have replaced.
You do not need permission for internal work
Acoustic linings, resilient ceilings and boxing inside your own flat are internal works covered by a comunicat previ, the prior notification filed with the district. No junta vote is required because no communal element is altered. Replacing windows is the exception: the façade is communal and its appearance is controlled, so in a catalogued building the frame profile and glazing bars may be prescribed. Ask the administrator before ordering, not after.
If you let the flat
A tenant complaining about noise from neighbours is not usually a defect you are legally obliged to remedy, but it is the most common reason a good tenant leaves after one year. Where the complaint runs the other way — your tenant is the source — the building can act against the activity, and the owner is the one served with the notice. Acoustic work is also worth checking against the cèdula d’habitabilitat: a suspended ceiling that drops the head height below the minimum the certificate is issued against is a problem you find at renewal, so we confirm the remaining clearance before specifying it.
What to ask for when you cannot hear the result yourself
- A diagnosis of the noise type in writing before any solution is priced
- A photo of the frame standing clear of the original wall, which is the detail that decides whether it works
- Confirmation that the cavity is filled and the boards doubled, taken before closing up
- Where the target is regulatory, as in a commercial unit, a measured value rather than a description of materials
