A full bathroom in Barcelona costs between €3,200 and €9,500. The gap is not labour — it comes down to three decisions: tile quality, whether concealed taps are fitted, and whether water and waste pipework has to be rebuilt.

A bathroom refit run while you are in another country

A bathroom is the job foreign owners most often commission without being here, and it is also the one that touches the building rather than just the flat. Three Spanish specifics decide how smoothly it goes.

Where your flat ends and the building begins

The pipework inside your walls is yours. The soil stack it discharges into — the baixant — is a communal element belonging to the comunidad de propietarios, the owners association every flat in the building automatically belongs to. Connecting into it is normal and needs no vote. Replacing a section of it, which is common in pre-war buildings where the stack is cast iron, is communal work: it goes to the junta and is paid through a derrama, a one-off levy split between owners by their coeficiente de participación. We tell you which side of that line your bathroom sits on before you sign, because it is the difference between a fixed price and a shared bill you do not control.

The paperwork that actually applies

A bathroom that keeps its layout is covered by a comunicat previ — a prior notification to the council, not a licence. Move the soil connection or touch anything structural and it becomes a minor works licence with a technical project, which adds weeks before anyone starts. Separately, if you intend to let the flat you need a valid cèdula d’habitabilitat, the habitability certificate; a bathroom renovation does not put it at risk, but discovering the certificate has expired after the work is finished delays your first tenant.

What you get instead of being on site

  • A weekly photo report, including the shower waterproofing before it is tiled over
  • The tile setting-out confirmed in writing, so nothing is resolved by whoever is on site that morning
  • Access, lift protection and working hours agreed directly with the building administrator
