Done in one go, a full renovation in Barcelona runs €780–€1,600 per m² and takes 10–14 weeks; phased, the same scope spreads over two or three years and is funded from income rather than credit. The golden rule: never lay a finish over an installation that a later phase will have to touch — that finish gets paid for twice.

Phase one is the least photogenic and the most important: nobody posts a picture of new wiring. But it is the only phase that, ordered wrongly, forces you to break what you have already paid for. The whole plan is built around one question: what has to be opened for each job, and what is already closed on top of it.

The trick to an affordable phased renovation is not cutting scope: it is roughing in. Every provision costs little with the wall open and a lot with the wall closed.

Provisions you will thank yourself for

  • Empty conduit running to wherever air conditioning, smart-home gear or a car charger will one day go
  • Capped water feeds and drains where a second bathroom or the washing machine will eventually sit
  • A consumer unit sized for the finished flat’s load, not the current one
  • Reinforcement inside plasterboard walls where wall units or a television will hang
  • Levels and falls for future showers resolved during the flooring phase

The document that holds it together

A final plan of the finished flat, even if the work takes three years. Every phase is contracted against that plan, not against the idea of the moment. Without a final plan, each phase makes decisions the next one regrets.

The legal layer

Permits, the cedula and the building — per phase

In Spain the paperwork follows the job, not the home. Splitting the work changes how the permits, the habitability certificate and the building itself see your renovation.

  • Most interior works in Barcelona are filed with the town hall as an assabentat or comunicat previ — a works notification per job, not per home. Each phase files its own, and any phase touching structure needs a technical project signed by an architect
  • The cedula de habitabilidad is the certificate that makes a flat legally habitable — you need it to rent or sell. Plan the sequence so the flat never loses a working bathroom, kitchen and safe installations if you intend to let it between phases
  • The comunidad de propietarios — the owners' association that runs the building — meets your works three times instead of once: lift protection, rubble down the stairwell and noise hours are negotiated per phase

Phasing suits remote owners: each phase can be timed to a tenancy gap or a visit, and the flat earns between phases. But distance makes the record-keeping non-negotiable.

What keeps a remote phase honest

  • Photos of every open wall and floor before it is closed — the memory the next phase, or the next contractor, will rely on instead of reopening things to check
  • Payments by milestone against photo evidence, never large sums up front
  • Keep the boletin — the electrician's official certificate — after the wiring phase: the utility company will ask for it when the supply contract changes
  • Time the noisy phases for when the flat is empty: demolition and installations are the hard weeks, zone-by-zone finishes are liveable

If you change contractor between phases

The new company will not guarantee what it cannot see. Hand over the open-wall photos, the final plan and the installation certificates: with that record it can continue without reopening finished work or padding the quote defensively.
