The basics

What has to be in place before work starts

It works, and it is routine in Barcelona, but only if six things are fixed before anyone lifts a hammer: a fixed itemised quote, every material chosen and documented in advance, one named site manager with a direct number, a weekly photo report against programme, written approval required for any extra, and payments released against certified progress rather than dates. Distance is never the real problem — vague arrangements are. Two Spanish specifics catch owners out: an NIE number is needed for almost any contract or utility in your name, and communal matters go through the building’s managing agent (administrador), so a limited power of attorney to a Spanish lawyer or gestor is worth arranging before the project starts, not halfway through.

When you are in the city, choosing a tile mid-project costs you an afternoon. From abroad it costs a week of shipping samples and a stalled site. Every finish decided before the strip-out begins.

Access

Keys, building managers and neighbours

Access to the property

We work with keys held under signed receipt, and hand them back at completion. Where the flat is let or shared, access windows are agreed in writing with whoever holds it.

The building manager (administrador)

Barcelona buildings are run by a managing agent. Anything touching communal elements, lift use or noisy work hours goes through them. We deal with the agent directly so you are not translating property law by email at midnight.

Neighbours

A complaint from a neighbour can stop a project. We notify the building in writing before starting, agree hours for noisy work and clean communal areas daily. Cheap insurance against an expensive problem.

Paperwork

Power of attorney and utilities

Some things genuinely need a physical signature or a Spanish tax number. Worth knowing before they block progress.

What typically requires it

  • NIE number: needed for almost any contract or utility in your name
  • Utility contracts: an electricity supply reconnection requires an electrical certificate
  • Habitability certificate application, if the property lacks a valid one
  • Some permit filings, depending on the type and the council

Limited power of attorney

For owners who cannot travel, a limited power of attorney to a Spanish lawyer or gestor covers filings and utility contracts without handing over broad authority. Worth arranging before the project starts rather than mid-way through.
