What grants exist right now?

Three blocks are open in Barcelona: European Next Generation funds for energy renovation, run in Catalonia through Generalitat calls; municipal grants from IMHAB, the city housing institute, covering common elements, accessibility, lifts and façades; and Spanish income-tax (IRPF) deductions where a certified energy improvement is proven. All of them share one rule that catches owners out — you apply BEFORE the works start, and an energy certificate taken before demolition is what fixes the baseline the saving is measured against. Purely cosmetic work scores nothing: a new kitchen or bathroom with no energy gain does not qualify. Non-residents should note the split — property-linked grants are generally open to you, but IRPF deductions only benefit people who pay Spanish income tax.

The golden rule

Apply BEFORE starting: most calls do not accept works already under way. And keep everything — prior energy certificates, invoices, the project. No paperwork, no grant. Non-resident owners should check their tax position: IRPF deductions apply to Spanish income-tax payers.

Each line has its own conditions, but some constants repeat across all of them.

Usual requirements

  • An energy certificate BEFORE the works: it sets the baseline for the saving
  • A project or technical report justifying the improvement
  • A registered company and proper invoices: payments by bank transfer, not cash
  • An energy certificate AFTER, proving the saving achieved
  • In buildings: a community resolution and often a minimum share of owners in agreement

What usually falls outside

Purely aesthetic renovation: a new kitchen or bathroom with no energy improvement does not score. What scores: insulation, windows, aerothermal heat pumps, solar panels, boiler replacement.
