A solid Spanish renovation contract includes seven things: an itemised budget with measured quantities and named qualities, a completion date with a daily penalty for delay, payments staged against progress — never everything up front —, a written procedure for unforeseen works priced before execution, a written guarantee for the works, the company's current liability insurance, and who files permits and manages waste. On a full renovation — €780–€1,600 per m² over 10–14 weeks — every clause that is missing gets paid for by the client.

The short filter: ask for the draft contract before signing anything and look at what happens when something goes wrong — a delay, a surprise, a defect. A contract that only describes the perfect scenario is not a contract: it is a brochure.

How a company wants to be paid tells you more than its website. Healthy payment follows the work: every euro paid corresponds to work already executed or materials already ordered — and when you manage the job from abroad, the schedule is the main lever you hold.

A reasonable structure

  • A moderate deposit at signature: it books the diary and the first orders
  • Milestones against progress, each released on photo evidence: strip-out done, installations passed, tiling finished
  • A small final retention paid after the snagging visit
  • Long-lead items (kitchen, joinery) may need payment against a documented order

Red flags

  • A large share up front "for materials" with no list of which materials
  • A hefty discount for paying without an invoice: without a factura there is no guarantee to claim and no reduced VAT to apply
  • A closed price suspiciously below every other quote: it comes back later as "unforeseen works"
  • Pressure to sign today because the diary is filling: urgency is a technique, not a coincidence

Surprises: the clause that separates professionals from problems

In pre-war Barcelona buildings surprises are real: a rotten communal downpipe behind the bathroom wall, a corroded beam end inside a loadbearing wall, a sand fill under the floor tiles. The difference is not whether they appear — it is how they are handled.

The correct procedure

  • The company documents the finding with dated photos before touching it
  • It presents the extra cost in writing
  • The client approves, or chooses an alternative, before execution
  • Nothing is executed — or invoiced — without approval

What is not an unforeseen cost

Anything visible at the technical visit: the state of the fuse board, textured gotele walls, the bathtub that has to go. A "surprise" that was in plain sight is a line item someone forgot to price — and whoever forgot it should absorb it. That is why itemised, measured budgets protect both sides.

The paperwork

The Spain-specific layer foreign owners should check

A Spanish renovation drags a small trail of documents behind it. The contract should say who produces each one — because anything unassigned lands on the owner.

Ask for these before signing

  • The company's CIF (tax ID) and registry details, plus its liability insurance certificate — both verifiable, and only companies you should avoid refuse to show them
  • Who files the works permit — the comunicat previ or licencia with the town hall — and who pays the fees
  • Who notifies the comunidad de propietarios — the building's owners association: lift protection, rubble routes and noise hours are its territory
  • If wiring is touched, that the boletin — the official electrician's certificate — is included, with the installer's registration number: the utility will demand it
  • An official invoice — factura — for every payment: it is what makes the guarantee enforceable and the reduced VAT on home renovations applicable

Signing and language

Contracts are routinely signed remotely, and a bilingual version is reasonable to request — but the Spanish text is the one that governs. Have the key clauses checked before signing rather than argued about after: a lawyer's hour and a renovation dispute are not the same order of magnitude.
