Check before you buy
- Building age: pre-1940 usually means Catalan vault floors on steel joists, with corrosion risk
- ITE report status: mandatory over 45 years old, and an unfavourable one means compulsory works with a levy
- Habitability certificate (cédula): without a valid one you cannot legally let the property
- Lift: a fourth-floor walk-up adds cost to any renovation and affects resale
- Building reserve fund and any approved works already voted through
- Whether the flat matches the land registry entry: unauthorised alterations become your problem
The ITE levy
If the owners association has already approved façade works, the levy passes to whoever owns the flat when instalments fall due. Ask for the minutes of the last two general meetings before signing.
