Short answer
How long does each type of work take?
On site, a bathroom takes 10–18 working days, a kitchen 12–25, and a 70–90 m² flat 10–14 weeks — counted from the first day of demolition, not from signature. Everything before that sits outside the figure: permit processing, made-to-measure kitchen fabrication (4–6 weeks, best overlapped), long-lead items like external joinery and stone, and the owners association’s consent where common elements are touched. Doing the whole flat in one go is always shorter than phasing it; phasing adds roughly 10–15% and several weeks, so if the flat is empty because you live abroad, do it in a single run.

What the on-site period does NOT include
- Permit processing with the town hall (ayuntamiento): from days to months depending on the type of work
- Made-to-measure kitchen fabrication: 4–6 weeks, best overlapped with the works
- Long-lead supplies: external joinery, custom shower screens, natural stone
- The building community’s consent where common elements are affected
Why quotes promise less
Because a short timescale sells. A serious quote carries the completion period in writing, with agreed consequences for overrunning. A verbal promise commits nobody.
Where time goes
What actually delays building work?
In our experience delays rarely come from the trades themselves. They come from three very specific sources.
The three sources of delay
- Surprises behind the walls: failed pipework, hidden damp, damaged joists. Reduced by opening inspection points beforehand — never eliminated entirely
- Mid-works changes of mind: every material or layout change stops trades and reshuffles the calendar
- Materials that never arrive: choosing and ordering everything BEFORE demolition is the single biggest time-saver
If you are abroad
Distance amplifies the second and third problems. We close every decision in writing before starting, send a weekly photo and video report, and agree a response window for the few decisions that can only be taken mid-works.
One go or phases
Is it faster to do everything at once?
Yes. Doing the whole flat in one go is shorter in total: trades chain their work without repeatedly setting up and clearing protection. Phased work makes sense when you must live in the flat, or want to spread the cost.
Practical rule
If you can move out — or you live abroad and the flat is empty — always do it in one go: fewer total weeks and no repeated fixed costs. Phasing adds roughly 10–15% and several extra weeks.

Three causes concentrate nearly all delays: surprises behind the walls, mid-works changes of mind, and late materials. The last two disappear entirely when every decision is closed before work starts.
In ours, yes: the completion period is part of the signed quote. If the overrun is ours, we carry it; if it comes from a client change or a documented structural surprise, the date is re-agreed in writing.
Barely. Doubling the crew does not double the speed — trades run in sequence: you cannot tile before the pipework is in. What genuinely shortens the job is having every decision and material closed on day one.
