Timber floors: what you need to know

Gràcia was an independent town until 1897, so buying here usually means a small flat — rarely above 70 m² — in a low-rise building with timber beam floors rather than the steel-and-brick structure found elsewhere in Barcelona. Two things tend to surprise buyers who purchased from abroad. The first is the cost structure: in a small flat the kitchen and bathroom dominate the total because they are the most expensive rooms per square metre, starting around €4,500 and €3,200 respectively before anything else is touched. The second is timing: whole streets close for days during the Gràcia festival in August, so a programme spanning that period needs extra allowance, which we agree upfront rather than claim later. Worth knowing too that your own works are separate from a derrama — the one-off levy the comunidad de propietarios, the owners association, can vote to fund repairs to the building itself, such as the roof or the communal staircase. Budgeting for a flat here without asking what the community has approved is how owners get caught out.
