How do I know my terrace needs waterproofing?
A terrace needs new waterproofing when damp stains appear on the ceiling below, tiles sound hollow or lift, joints open, puddles fail to drain, or white salt deposits show on the slab edge. A waterproofing layer lasts 15 to 25 years depending on the system, and redoing a typical terrace takes one to two weeks of work. If the terrace has not been touched since the building went up, it is almost certainly overdue.
The misleading strategy is waiting for the leak: water travels along the slab and surfaces far from where it enters, and once it stains, the interior damage is done. Checking joints, drains and upstands in time costs a fraction of repairing an active leak.
The warning signs, in order of severity
- Puddles still standing 48 hours after rain: insufficient falls or a blocked drain
- Open joints or hollow-sounding tiles: water is already circulating underneath
- White efflorescence or drip marks on the balcony edge: water is crossing the slab
- A stain on the ceiling below: an active leak — no longer maintenance but repair

There is no best system in the abstract — there is a right one for each terrace depending on use, geometry and whether the existing floor is worth keeping.

The practical decision
Large terrace with works planned: membrane with a new floor above. Terrace in use you do not want to lift: liquid polyurethane if the base allows it. Small balcony with loose tiles: almost always worth lifting and redoing, because a patch over hollow tiles does not last.
The legal layer
Who pays: your terrace is probably not entirely yours
In Spanish apartment buildings, a penthouse terrace is usually an elemento comun de uso privativo — communal property you have exclusive use of. That single phrase decides who pays for what, and foreign owners discover it at the worst moment.
How responsibility usually splits
- The structural waterproofing protects the building, so it is normally the community’s cost, shared among all owners by their coeficiente — the ownership percentage each flat carries
- The walking surface and anything you added — decking, planters, glazing — is yours
- The community pays through a derrama, a one-off levy voted at the owners’ meeting; as an owner you can propose it, vote by proxy from abroad, and cannot opt out once approved
- The statutes of each building can shift this split, so they are the first document to read before commissioning anything
Why this matters before you pay
Owners abroad routinely pay for full waterproofing that was legally the community’s to fund. Before accepting a quote, put the leak in writing to the administrador de fincas and ask whether the membrane is communal — the answer can move most of the bill off your account.
Execution
The sequence that separates a lasting job from a patch
Waterproofing fails at the edges, not the middle. The junctions with the parapet, the drains and the joints concentrate nearly all real leaks.
The full sequence
- Diagnosis with a zoned flood test if there is an active leak
- Falls formed towards the drain: at least 1 %, with no counter-slopes
- Membrane reinforced at the perimeter, drains and service penetrations, rising at least 20 cm up the parapet
- A 24–48 hour flood test before covering: this is what avoids redoing the job
- Floor or protection above, with expansion joints respected
The mistake behind most leaks
Skipping the flood test to save two days. A freshly laid membrane looks identical well or badly sealed; only water shows the difference. Covering it untested is betting your neighbour’s ceiling that everything went perfectly — and for a remote owner, the flood-test photo with a dated water level is the single most useful piece of evidence to ask for.

From 15 to 25 years depending on system and execution: well-protected membranes reach 25, liquid polyurethane around 15–20 with resealing maintenance. Upstands and drains fail before the middle, so they are worth checking every few years.
Sometimes, with liquid polyurethane over a firm, well-bonded floor. It does not work over hollow tiles or where water already circulates underneath: sealing on top traps the water inside the build-up.

Dry weather and mild temperatures: late spring to early autumn in Barcelona, and ideally before the September–October downpours that expose every weak seam. Liquid membranes need a dry base and hours without rain.
Document it with dated photos, notify your insurer and the community as applicable, and commission a diagnosis with a flood test before accepting any patch. Repairing where the stain is, without locating the real entry point, means paying twice.
