Price per square metre is the most quoted and least defined figure in the trade. Two firms can both say the same number and be describing completely different projects.

Short answer
What does a full renovation cost per square metre?
In Barcelona a full renovation runs from €780 to €1,600 per m² of usable floor area, with most projects closing around €1,100 per m² over 10–14 weeks. For an 80 m² flat that is roughly €62,400 to €128,000. The figure is only comparable once you know which floor area it multiplies — usable or built — and whether permits, kitchen units, external windows and air conditioning sit inside it or on top.

Those three levels are separated by the technical scope of the work, not by decorative taste. Moving between them changes what happens behind the plaster, which is exactly what you cannot inspect later.
Basic level
Around €780 per m². All services renewed, economy-range finishes, the existing layout left alone and no structural work. Entirely sound for a flat you intend to let rather than live in yourself.
Mid level
Around €1,100 per m². Complete electrical and plumbing renewal, mid-range finishes, internal partitions moved without touching structure, new internal joinery throughout. This is where the majority of jobs settle.
High level
From €1,600 per m² upwards. High-range finishes, bespoke joinery, home automation, zoned heating and cooling, and usually some structural intervention such as opening up a loadbearing wall.
The catch
Why does the same figure mean different jobs?
A price per square metre is only comparable once you know two things: what is inside it, and which surface area it is being multiplied by. Change either and the same number describes a very different piece of work.
What varies between firms
- Usable floor area (superficie útil) or built area (superficie construida)? Built area includes walls and a share of communal space, so the difference is typically 10–15 %
- Are kitchen units included, or only the building work behind them?
- Is external joinery included? Replacing windows is one of the largest single items in any flat
- Are permits, municipal fees and licensed waste disposal inside the figure or charged on top?
- Is air conditioning installed, or only the pipework and ducting left ready?
- Are finishes specified by brand and model, or simply described as "to be chosen"?
The question that settles it
Ask for a breakdown by item with measurements. If a price per square metre cannot be decomposed into concrete items and quantities, it is not a price — it is an expectation, and expectations get revised upwards once you can no longer change contractor.
A note on VAT
Residential renovation in Spain can qualify for a reduced VAT rate under certain conditions relating to the age of the property and how much of the cost is materials. Always ask which rate a quote uses and why, because the same net figure can differ noticeably once tax is applied.
What adds cost
What pushes the price per metre up?
A small flat
The smaller the property, the higher the cost per square metre. Kitchens and bathrooms are the most expensive rooms in any home and they do not shrink proportionally. In 50 m² they dominate the budget; in 120 m² they are diluted across far more area.
A period building
Most of central Barcelona is old stock. That means fully renewed services rather than partial, possible structural reinforcement where steel beams have corroded, restoration of original features such as hydraulic tiles or mouldings, and sometimes heritage constraints on what may be altered.
Difficult access
No lift, a narrow street with nowhere to place a skip, or a tight winding staircase. Every bag of debris out and every pallet of tiles in is carried by hand, and on an upper floor that is real money rather than an inconvenience.
Structural changes
Opening a loadbearing wall requires a technical project, structural calculations, temporary propping, a steel beam and a municipal licence from the ayuntamiento — the town hall. It is the single item that moves a total the most.

A rough estimate is worth doing before you invest time in site visits, especially if you are weighing up a purchase from another country and need to know whether the numbers work at all.
The back-of-envelope figures
- A 60 m² flat to mid specification: roughly €66,000
- An 80 m² flat to mid specification: roughly €88,000
- A 100 m² flat to mid specification: roughly €110,000
- Add 10 % contingency in a pre-war building
- Add permits and municipal fees, which sit outside the figure
- Add any approved building levy (derrama) already voted by the owners association
What an estimate cannot replace
No desk calculation replaces a technical survey. In an old building an exploratory opening in a wall or ceiling can change the budget materially, and it is far better to discover that before you commit to a purchase than after. If you are not in Spain, this is the one stage worth paying someone to attend on your behalf.
