Is an air source heat pump worth it here?
It is the most efficient heating system available, and it does not fit in most Barcelona flats. Both of those statements are true at once, which is why the sales pitch and the survey so often disagree.

Short answer
Which properties does aerotermia suit?
An air source heat pump — aerotermia in Spanish — is worth it in a detached house, a top-floor flat with its own terrace, or a new build. In a typical Barcelona flat with no private outdoor space it usually is not, because there is nowhere to put the external unit or the hot water cylinder. Where it does fit, the systems and controls package inside a renovation runs from 1,900 € to 12,000 €, installed within the 10–14 weeks of a full renovation. The critical path is not technical. The façade, the light well and the roof are common elements owned by the comunidad de propietarios, so the unit has to be approved by a vote at a junta and minuted before anything is ordered.
The Spanish term for it is aerotermia: one machine taking heat from outside air for heating, cooling and hot water.
What has to be true for it to work
- Outdoor space for the external unit: terrace, light well or roof
- Indoor space for the hot water cylinder, roughly the size of a fridge
- Low-temperature emitters: underfloor heating or oversized radiators
- A reasonably insulated property, or the efficiency falls away
- Consent from the comunidad if the unit touches a common element
The condition that rules out most installations
The external unit. Hanging it on the façade means asking the comunidad de propietarios for permission to occupy a common element, and in a protected building the planning answer arrives before the vote does.

Running costs
What it actually saves
Three to four units of heat for every unit of electricity consumed. That is the entire argument, it is genuinely true, and it comes with conditions attached.
What the performance depends on
- Outdoor temperature: the Barcelona climate is favourable almost all year
- Flow temperature: the lower it runs, the better the efficiency
- Insulation: in a leaky flat the system runs hard and the advantage narrows
- Correct sizing: oversizing reduces both efficiency and equipment life
Against gas
At current Spanish electricity and gas prices a heat pump wins on running cost. But feeding conventional high-temperature radiators without solar, the payback period can outlast your ownership of the flat.
The calculation nobody does
Compare the installed cost against your own annual heating spend, not a national average. Many Barcelona flats heat modestly for three or four months a year, and sixty per cent of a small number is still a small number. That arithmetic ends more of these projects than any technical objection.

What to do when it does not fit
Ducted air conditioning with a heat pump
The sensible option for most Barcelona flats: one installation in a suspended ceiling, no cylinder, and a much smaller external unit. For a flat that needs cooling in August far more urgently than heating in January — which describes most of them — this is the better system, not the compromise.
High-efficiency split units
Where there is no ceiling height for ductwork. Less elegant and less even in distribution, but efficient and dramatically simpler to install. In a flat with high ceilings and decorative mouldings it is often the only option that leaves the rooms intact.
What almost always pays back first
Insulate before changing the system: new external joinery and an insulated lining to the façade cut demand. Buying an efficient machine to fight a problem you could have removed is the classic sequence error.
Practicalities
Permissions, noise and neighbours
The technical case is usually the easy part. What delays these installations is the building, not the equipment.
What has to be resolved first
- Agreement from the comunidad, voted at the junta and minuted in the acta, for any common element
- Council notification, and a full licence where the façade is affected
- Noise limits and minimum distances to neighbouring windows
- Confirmation that the building supply can take the additional load
Noise
A modern external unit is quieter than an air conditioning condenser, but it runs at night in winter when everything else is silent. The consequence owners miss: a unit fixed to a common element with no recorded agreement can be ordered removed at your own expense, years later.
If you are abroad
Worth holding this decision until someone has surveyed the flat. Feasibility rests on physical facts — where the unit can sit, whether the cylinder fits, what the emitters are — that no floor plan or agent’s description will settle. One hour on site answers what months of research abroad will not.

Only if there is somewhere for the external unit — terrace, light well or roof with permission — and interior space for the cylinder. Without private outdoor space it is usually not viable: fixing it to the façade needs the comunidad to agree.
Three to four units of heat per unit of electricity. The real saving depends on insulation, on the emitters and on solar self-consumption: with underfloor heating and solar the advantage is clear, with conventional radiators and none it narrows considerably.
Less well. Heat pumps are most efficient at low flow temperatures and conventional radiators are designed for high ones. Without changing to underfloor heating, the radiators need to be deliberately oversized to compensate.
Quieter than an equivalent air conditioning condenser, but audible, and it runs at night in winter. Minimum distances to neighbouring windows and local noise limits apply, and consent from the owners association should be obtained before installation rather than after.
For most flats, ducted air conditioning with a heat pump: it provides cooling and heating from one installation and needs no cylinder. Before that, insulate — it reduces demand and allows smaller, cheaper equipment to do the same job.
