Renewing the visible pipework and leaving the buried sections is the classic false economy. The other is moving a WC without checking the fall to the soil stack, which ends in a raised floor or a macerator pump nobody wanted.

The mistakes that involve your neighbours
In a Barcelona apartment block you are not renovating in isolation. The comunidad de propietarios — the owners association that every Spanish block of flats has by law — controls the shared parts of the building, and the ayuntamiento, the local council, controls what needs a permit.
Where owners get caught out
- Assuming the soil stack, the façade and the light well are yours to alter. They are communal, and touching them needs the association behind you
- Working outside the permitted hours for noisy work, since complaints can stop a site
- Not notifying the administrador de fincas, the professional building manager, before the skip and the deliveries arrive
- Ignoring an ITE, the periodic structural inspection older buildings must pass, that is already scheduled. If scaffolding is going up anyway, your window or façade work should be timed to use it
- Overlooking an approved but unstarted communal project, which will land as a levy shortly after you complete your own works

The mistakes specific to renovating from another country
Managing a renovation remotely is entirely normal and works well, but it punishes vagueness far harder than being on site does.
What goes wrong
- Approving a quote written in general terms. On site, someone has to interpret it, and they will not interpret it the way you imagined
- Specifying materials by description rather than by brand and model reference, so a substitution arrives that is technically equivalent and visually nothing like it
- No agreed process for the unforeseen, so every surprise becomes a decision taken under pressure
- No arrangement for access, keys and deliveries, which quietly costs days
- Paying to a calendar rather than against certified progress

A full flat renovation in Barcelona runs €780–€1,600 per square metre. A proposal far below that range is not efficiency, it is scope that has not been written down yet.

Starting the work before the design and the material choices are finalised. Every open decision becomes a pause on site, and in a full flat renovation those pauses can add up to weeks of paid time with nothing progressing.
More than you think, and at least three lighting circuits in a living room: general, ambient and task. With one switch you can only turn everything on or everything off, and adding circuits afterwards means chasing out finished walls.
Usually it means something is not included. Compare line by line rather than by total. The items most often missing are permits, licensed waste disposal, waterproofing and part of the electrical or plumbing renewal, and they reappear later as extras.
Permitted working hours, whether anything you plan to touch is a communal element such as the soil stack or façade, and the minutes of the last two general meetings. Those minutes reveal approved works and levies that will affect you.
Yes, but only by front-loading the decisions. Fix every material by brand and model, agree a drawn layout with socket and light positions, set a written approval rule for anything unforeseen, and pay against certified progress rather than dates.
