Is underfloor heating worth it in Barcelona?
The most comfortable heating system there is, and the one that fits worst into an existing Barcelona flat. Both statements are true at once.

Short answer
When does underfloor heating pay off?
It pays off when the floor is coming up anyway: a full renovation, new build, or a larger property. In a small flat that has already been renovated it almost never does, because no running-cost saving repays demolishing a floor that works. The work rides on a full renovation, which in Barcelona runs €780 to €1,600 per m², with most cases near €1,100/m² over 10 to 14 weeks on site. Two numbers decide it before price does: it takes six to ten centimetres of clear ceiling height, and it does not cool. In Barcelona August is the expensive problem, not January — which is why an air-source heat pump with fan coils, or ducted air conditioning, often wins the comparison outright.
| Your situation | Worth it? | Why | Cost frame |
|---|---|---|---|
| Full renovation, floor coming up anyway | Yes | You pay for the system, not for the demolition | €780–€1,600/m² for the whole renovation |
| Already renovated, floor in good condition | No | You pay to destroy and rebuild a floor that works | no saving repays it |
| Ceilings of 2.50 m or lower | Careful | Six to ten centimetres shows at doors and in the bathroom | add trimming doors and frames |
| Catalan vault or old timber structure | Check first | Added weight of screed and an uneven existing level | low-profile system, higher per m² |
| Second home or weekend use | No | High inertia: hours to warm, hours to cool | comfort arrives after you leave |
| Your real problem is summer | Usually no | It heats only; you still need a second system | heat pump with fan coils, or ducted, does both |
The case for it
- Heat distribution is genuinely even, with no cold corners and no convection draughts
- It runs at low water temperature, where a heat pump is most efficient
- It occupies no wall, so you recover the space and the design freedom radiators take
- It is silent and moves no dust, which matters to allergy sufferers
The case against it
- It takes six to ten centimetres of clear ceiling height in conventional systems
- High thermal inertia: hours to warm up and hours to cool down, which suits constant occupation and not weekend use
- A leak means lifting the floor to find it
- It heats. It does not cool, and here cooling is the harder half
Height
Why ceiling height is the real obstacle
This is where most Barcelona projects stop, and it is a measurement rather than an opinion. Take it before you fall in love with the idea.
What to check first
- Measured clear height floor to ceiling, room by room
- Door heights, since doors that no longer fit must be trimmed or replaced, a cost rarely in the first quote
- Thresholds at the entrance and any terrace, where a new step has to be designed rather than discovered
- Whether the floor structure takes the added dead load of screed and water
Where it works well and where it does not
In an Eixample flat with three-metre ceilings, losing eight centimetres is invisible. In a 1970s block with 2.50 m of clear height, the same eight centimetres change how the flat feels.
Low-profile systems
Systems of three to four centimetres exist and solve much of the height problem. Output is slightly lower and the cost per metre higher, but so is the inertia, which in a mild climate is an advantage: they respond faster.
The alternatives
Compared with radiators and ducted air
Radiators
Cheaper to install, quick to respond, straightforward to repair and easy to zone room by room. They take wall space, heat unevenly and move dust around. In a partial renovation where the floor is staying, they remain the rational answer.
Ducted air conditioning
One system that both heats and cools, installed in a dropped ceiling in the hallway rather than in the floor. Less comfortable than underfloor heating in winter, but it resolves summer, which here is the harder half of the problem.
What we would usually suggest here
A zoned ducted system covers both seasons with one installation and generally costs less than underfloor heating plus a separate cooling solution. That is the honest default for most Barcelona flats.
The pairing that does make sense
Underfloor heating with an air-source heat pump: the system runs at low flow temperature and the heat pump is most efficient exactly there. One caveat owners from abroad miss — the external unit hangs on a common element, so the comunidad has to approve its position by a vote at the junta, recorded in the acta.
If you are abroad
What to establish before you approve it
This is a decision that is very hard to reverse and very easy to assess remotely, provided you ask for the right four numbers.
Ask for these before signing
- The measured clear ceiling height in each room, not the nominal figure from the deeds
- The build-up in millimetres and the finished floor level at every doorway
- Confirmation that the circuits will be pressure-tested and photographed before the screed is poured
- Where the manifold sits, since it needs access for the life of the installation
The photograph that matters
Insist on dated photographs of the laid pipework under pressure, gauge visible, immediately before the screed goes down. Once the floor is poured, that photograph is the only record of what is underneath it.
Budget context
Underfloor heating is a line inside a full renovation, not a standalone upgrade on a finished flat. Whole-flat work in Barcelona runs roughly €780 to €1,600 per square metre over 10 to 14 weeks.
Frequently asked
Common questions
Between six and ten centimetres for conventional systems, and three to four for low-profile ones. In flats with less than about 2.50 metres of clear height the loss is noticeable, and door heights and thresholds have to be reworked too.
In large properties, new build and full renovations where the floor is being replaced, yes. In a small already-renovated flat, rarely. Winters here are short and mild, so the system that handles summer usually delivers more comfort per euro.
Yes, if the clear height allows it and the floor structure takes the extra load. Eixample flats with high ceilings are often straightforward; 1970s blocks with 2.50 metres are much harder to justify.
Ducted air with zoning usually wins in Barcelona because one installation covers heating and cooling. Underfloor heating is the better choice when winter comfort is the priority, the property is large and there is ceiling height to spare.
The floor has to be lifted to locate and repair it, which is why the circuits are pressure-tested before the screed is poured. Ask for dated photographs of the pipework under pressure with the gauge visible.

Price per m²
Price per square metre is the most quoted and least defined figure in the trade. Two firms can both say the same number and be describing completely different projects.
Kitchen costs
A kitchen is two projects sharing a room: the building work and the furniture. Most budget shocks come from pricing one and forgetting the other.
Cédula de habitabilidad
It is a single sheet of paper that decides whether your flat can legally be lived in, let or sold. Most overseas owners discover it exists at the worst possible moment.
Renovating to let
Renovating to live in and renovating to let are different projects. What is an indulgence in your own home is a recurring maintenance cost in a rental.
