Short answer
Which phases mean the family has to leave?
Demolition, wall chasing, tile cutting, floor sanding and any day with varnish, primer or polyurethane foam are the phases where children and pets should not be in the flat: fine dust and solvent vapour pass straight through plastic sheeting. Everything else is organisation, not evacuation. Those peaks are concentrated and known weeks ahead — on a bathroom of 10–18 working days there are usually two or three of them, and on a full renovation of 10–14 weeks at €780–1,600 per m² they cluster in the opening fortnight. Staying on site through a full renovation with a small child is not realistic; through a partial one it usually is.
Nobody moves out for the whole job. The useful question is narrower: which days produce something a child or an animal should not breathe.

Ask for the peaks as dates, not phases
A schedule saying “week three: demolition” is not enough to book anything around. Ask which calendar days are dusty and chemical, in writing, and treat them as fixed appointments. Contractors can group them, and rarely do unless asked.

The Spanish calendar decides more than the dust sheets
Owners arriving from abroad plan around completion of the purchase. Locals plan around the school year, and they are right.
The windows that actually exist
- Summer: Catalan schools break up in late June and return in the second week of September, and the casals d’estiu — municipal summer camps — cover most of July cheaply
- Setmana Santa: the Easter week gives a clean block for the dusty phases
- August: a trap, because trades close for two or three weeks and a job started in late July can sit half-open until September

Noise hours are not a courtesy
Municipal rules around Barcelona allow noisy work on weekdays roughly from eight to nine at night, never on Sundays or public holidays. Your building can be stricter: the statutes of the comunidad — the owners’ association governing the building — may cut the afternoon or ban percussion in August. Ask the administrador for the article in writing.
If you are relocating anyway
Renovating a flat you have not yet moved into removes the problem: no protection routine, no daily clean, and the work runs in parallel instead of room by room. The rent overlaps for a few weeks and the job usually finishes earlier.
Safety
The front door is the real risk, not the tools
Owners worry about drills and stacked material. What goes wrong is simpler: for eight hours a day the flat stops being sealed — the flat door unlocked while material comes up, the street door wedged open on delivery days, windows open onto the light well, and strangers moving through who cannot know your animals.
The protocol worth agreeing on day one
A refuge room away from the noise, with water, litter and a sign on the door the crew reads. One person named as responsible for the flat door on delivery days. Cats out of the flat entirely on demolition days — they vanish through the light well or the stairwell, not the street. Check the microchip details are current beforehand.
The site itself
A closed work zone with a zipped plastic door rather than sheeting and tape, tools collected at the end of every shift, and the consumer unit checked before the crew leaves. A material store gets a lock, not a request to stay out.
Your building has children too
The stairwell and light well carry sound between flats far better than the street does. A note by the lift with the dates and a phone number costs nothing.

Choices that pay for themselves with a family
A renovation is the one moment finishes can be chosen for the life that will actually happen in the flat. The price difference is small; the maintenance difference is not.
What holds up
- High-hardness porcelain in halls and kitchen: scratches and spills do nothing to it
- Genuinely washable paint at hand height, not basic emulsion sold as washable
- Rounded edges on worktops and fixed furniture, at toddler head height
- Shuttered sockets, standard now but absent in wiring from before the 1980s
- Soft-close sliding doors: no slammed fingers and no lost floor space
- Zoned climate control, because small children live at floor level
What can wait
Rugs, low shelving and pale untreated wood are cheap to change later. The things needing a builder back — waterproofing, wiring, sockets, worktop edges, the floor — are the ones to decide now.
