Can you live at home during the work?
In a partial renovation, usually yes. In a full renovation with new wiring and plumbing throughout, no — and staying is not automatically cheaper, because working around an occupied home stretches a 10–14 week programme and every extra week is charged. A bathroom takes 10–18 working days and is liveable only if there is a second one; a kitchen takes 12–25 days with a temporary arrangement for cooking. If the flat has one bathroom and you are renovating it, moving out for two weeks is the cheaper decision, not the softer one.

In partial renovations, almost always. In a full renovation with new services throughout, not in any reasonable sense of the word.
You can stay for
- A bathroom renovation when there is a second bathroom available
- A kitchen renovation, with a temporary arrangement for cooking and washing up
- Painting and floor replacement done room by room
- External joinery, replaced window by window
You cannot stay for
- A full renovation with new electrical and plumbing installations
- Any work involving prolonged water or power disconnection
- Demolition of partitions throughout the property
- Work on the only bathroom in the home
Real cost
Staying is not automatically cheaper
Working in an occupied home lengthens the programme and raises the cost of execution. The comparison that matters is between two complete scenarios, not between rent and zero.
What staying adds
- Daily protection of furniture and unaffected areas
- Working in phases rather than in parallel: more weeks on site
- Daily cleaning rather than a single clean at the end
- Restricted hours where there are small children or someone working from home
The sum worth doing
If the job goes from 8 to 12 weeks because the property is occupied, compare the cost of those four extra weeks against what temporary accommodation would have cost. On a full renovation the rental usually wins, and it wins more clearly the longer the job is. On a single bathroom it almost never does.

How to make it bearable
Dust
Zipped plastic barriers at the openings, not loose sheeting and tape. Extraction connected directly to cutting tools. Construction dust penetrates everything if the seal is not done properly, and it is the complaint that arrives first and loudest.
Children and pets
The work zone closed off with controlled access, tools collected at the end of each day, and advance warning of the days with heavy noise. With pets, coordinate arrivals and deliveries so nothing escapes through a door left open — this happens more often than anyone expects, and it is entirely preventable.
Supply cuts
These are notified in advance and grouped together to reduce the number of affected days. It is worth having somewhere arranged to shower on the days the water is off, rather than discovering the problem that morning.
What is most underestimated
Continuous noise. Not the occasional hammer drill, but eight hours a day of background sound. For anyone working from home this is usually the real reason people end up moving out halfway through, having initially been certain they would manage.
Second homes and remote owners
The version where nobody lives there at all
For an owner who is not in Spain, the empty property is the easy case — and it is worth understanding why, because it changes what you should be asking for.
What an empty flat allows
- Trades working in parallel instead of sequentially, which compresses the programme substantially
- One clean at the end rather than daily clearing
- Full-day noisy work within permitted hours instead of working around a household
- Deliveries and waste removal without coordinating around anyone
What replaces your presence
Keys held under a written protocol, staged photographs at agreed points, and a single named contact rather than a rotating cast. The technical visit produces a fixed quote before anything begins, so the absence of an owner on site does not become an opening for the scope to drift.
If it is a holiday flat you use in summer
Plan the work for the months you are not there and count backwards from the date you want it usable, allowing for permit time and for the August slowdown. The most common mistake in this situation is starting in June and expecting to use the property in August.
The middle case
A tenant in place, or a family member staying, is the hardest scenario of all — it carries every constraint of an occupied property and none of the flexibility of an owner who can make decisions on the spot. If the flat is let, it is almost always better to time the work between tenancies.
