Where saving on materials costs you double

Saving money on a renovation is entirely legitimate. Saving it in the wrong place is what makes people open the same wall twice in five years.

The rule

Anything that ends up behind something else

The rule is simple: anything that ends up buried behind something else gets done properly the first time, because changing it later means opening the structure again. Never economise on waterproofing, cable and protective devices, concealed plumbing, tile adhesive, insulation or external joinery. Mid-range is genuinely fine for floor tiles, sanitaryware, paint, light fittings and taps. On a full renovation costing €780–€1,600 per m², the hidden items are a small share of the budget and effectively all of the risk.

Never economise on these

  • Waterproofing to showers, terraces and roofs
  • The electrical installation: cable, protective devices and the consumer unit
  • Concealed plumbing and isolating valves
  • Adhesives and bedding mortars under tiling and flooring
  • Insulation inside linings and suspended ceilings
  • External joinery, which determines both comfort and your energy bill

Mid-range is perfectly sensible here

  • Ceramic floor tiles — there is excellent mid-range porcelain
  • Sanitaryware, where the gap between mid and high range is mostly aesthetic
  • Bathroom furniture, provided the carcass is a genuinely water-resistant material
  • Wall paint in dry areas
  • Light fittings, which can be changed without any building work
  • Mid-range taps from a known brand with spares available

Specifics

Four places where the saving turns expensive

Tile adhesive

The difference between a basic cement adhesive and one formulated for large-format tiles is a few euros per square metre. With the cheap one, large tiles debond after two or three years and the entire wall has to be redone.

Very cheap taps

The problem is not that they break. It is that there are no spare parts: a cartridge for an unbranded mixer cannot be found five years later, so the whole unit has to be replaced, and if it is a concealed valve that means opening tiling.

Shower screens

Cheap profiles corrode and the seals stop being watertight. The water ends up on your floor and, in a flat, on the ceiling of the neighbour below — which turns a hundred-euro saving into a claim on your seguro de hogar and a conversation with the comunidad de propietarios.

Hollow internal doors

They insulate poorly against noise and damage easily. In bedrooms and bathrooms a solid-core door is worth the difference, and it announces itself every time it closes: the weight and the sound are the most immediately noticeable quality difference in the entire flat.

Strategy

How to allocate a budget that does not stretch

When the money does not cover everything, the decision is not what to buy more cheaply. It is what to do now and what to postpone — which is a completely different question and produces a much better result.

The order we recommend

  • First, everything that ends up concealed: services, waterproofing, insulation
  • Second, everything that requires building work to change: tiling, flooring, joinery
  • Third, everything that can be swapped with no building work at all: light fittings, loose furniture, paint

Leave the provision in place

If something is postponed, leave the conduit, the back box or the supply point ready for it. Adding a lighting point after the job is finished costs roughly twenty times what it costs to pull a conduit while the chases are still open. The same applies to an induction hob that will need a heavier circuit.

What this looks like in a real quote

A full renovation in Barcelona runs at roughly €780 to €1,600 per square metre, and the spread between those two figures is almost entirely finishes rather than the work behind them. That is the useful thing to understand about the range: the concealed layer costs approximately the same in a budget job and an expensive one, so it is never the place where a lower quote is genuinely cheaper.

Buying from abroad

Controlling quality you cannot see

Every item on the never-economise list is invisible by the time the job finishes. If you are not on site, that is a real problem — and it is solved with documents rather than with trust.

What to ask for

  • The specific product and reference for the waterproofing system, not simply the word "waterproofing"
  • Photographs of the waterproofing membrane before tiling starts, in every wet area
  • The electrical certificate (boletín) issued by the registered installer at completion
  • Brand and model for taps and valves, so spares can be traced later
  • Photographs of the insulation in place before boards are fixed

Why the photographs matter more than the promises

A membrane photographed before the tiles go on either exists or it does not, and no amount of subsequent discussion changes what the picture shows. Four or five photographs at the right moments give a remote owner more genuine quality control than a fortnight on site would.

On everything that finishes up behind a surface: waterproofing, the electrical installation, concealed plumbing, tile adhesives and insulation. Changing any of them later means opening the structure again and paying twice for the same work.

There is excellent mid-range product. What genuinely matters is the adhesive and the workmanship: a premium tile badly bedded causes more problems than a mid-range one laid properly on a well-levelled substrate.

Almost always an unsuitable adhesive or the absence of back-buttering. Large-format tiles need an adhesive formulated for them and a very flat substrate. The saving on the adhesive is a few euros per square metre and the repair is the entire wall.

You do not need high-end, but you do need a brand with spares available. The problem with very cheap taps is not that they fail, it is that in five years the replacement cartridge no longer exists and the whole unit has to be changed.

Do the concealed work and anything requiring building work first, and postpone what can be changed later without opening walls: light fittings, furniture, paint. Leave conduits and supply points in place for whatever is deferred.
