Price per square metre is useful for orientation and misleading for decisions: several of the biggest line items cost roughly the same in a 70 m² flat as in a 120 m² one, and they are exactly what breaks the quick mental maths.

What each level means

Standard is new plumbing and wiring throughout, laminate flooring and mid-format tiling. Mid-range adds porcelain floors, solid doors and ducted air conditioning. High-end brings large-format stone, home automation and bespoke joinery. The structure of the work is identical at all three levels — what changes is what you see, not what sits behind the walls.

The catch

Why the smaller flat costs more per square metre

It is counterintuitive and it explains most surprises when quotes arrive: the smaller the flat, the higher the price per square metre tends to be.

Line items that ignore floor area

Which square metres count

A trap specific to Spanish listings: the area in the property registry and catastro is built area, including thick period walls, and it can sit well above the usable floor area you actually walk on. Quotes are priced on the real usable area measured at the technical visit — never on the listing figure. Budgeting from the advertised m² inflates your maths before a single builder is involved.

What does scale

Flooring, painting, partitions, internal joinery and metres of cable and pipe. The part of the budget that grows with size is the surface part, while the equipment part stays flat. A 60 m² flat with two bathrooms can legitimately price far above the average per metre without anyone padding anything.

The legal layer

The paperwork that comes with the size of the job

For a foreign owner, the Spanish part of the budget is less about bricks and more about documents. Three of them decide dates and resale value, so they belong in the plan from day one.

The permit sets the start date

Light works run on a same-day city notification; a full renovation that moves walls needs a comunicat previ or a licence with an architect’s project behind it. The permit, not the builder, fixes when work can legally start — a registered company files it on your behalf, so no trip to Spain is needed for this stage.

The cedula protects the exit

The cedula de habitabilidad is the occupancy certificate every flat needs in order to be rented out or sold with services connected. A renovation that changes the layout must end with a fresh one, and rooms must keep minimum sizes and a window to qualify — the reason a good builder will refuse to wall off the last window in a room.

The building has a say

In a Spanish comunidad de propietarios, the structure and facade belong to all owners jointly. Anything touching load-bearing walls, the facade or shared risers involves the building — and if the community votes a repair levy (derrama), it attaches to the flat, not to whoever owned it when the vote passed. Worth checking the minutes before you budget.

What to add on top of the works budget

  • Municipal fees and, where structure is touched, the architect’s project and site supervision
  • The waste deposit, refunded after the certificate but paid up front
  • A contingency for pre-1950s buildings, where opening walls can reveal a damp beam or a corroded downpipe
  • Furniture, appliances and blinds, which almost never sit inside the works quote

Payments that protect you

A deposit at signature, then payments released against milestones you can verify from photos and video calls — installations finished, tiling finished, joinery fitted — with a final percentage held until handover snagging is done. Calendar-based payment plans, where money leaves on dates rather than on progress, are the clearest red flag in a Spanish contract.

The photo checkpoints that matter

Ask for the photo report before anything is closed up: wiring and plumbing in open walls and floors, waterproofing in wet zones, reinforcement in any dry-lined partition that will carry weight. Once tiled and painted, two very different qualities of work look identical on a video call.

What you should hold at the end

The electrical certificate (boletin) if wiring was renewed, the waste management certificate, an updated energy certificate and, if the layout changed, the new cedula. Cheap to obtain during the works, expensive to reconstruct years later — usually in the week you are trying to close a sale.
