Choosing windows for a Barcelona flat
The window is the weakest point of almost every flat’s envelope. Replacing it properly is the single best comfort investment there is, and the most frequently botched.

Short answer
PVC, aluminium or timber?
For most Barcelona flats PVC gives the best thermal performance per euro; thermally broken aluminium gives slimmer frames and more glass for a similar figure; timber is what you get when the building is heritage protected. But the frame is not what decides the result — the glass is, at roughly eighty per cent of the opening, together with the quality of the installation. Specify the glazing for the problem you actually have: asymmetric acoustic glass for street noise, solar control for west-facing rooms. Allow about a day of work per window, two to five days for a whole flat, plus four to eight weeks of manufacturing from the day the order is signed. Budget the surrounding work too: an insulated shutter box from €120 each, and making good the reveals and repainting, €1,400–€2,400 for an 80 m² flat. One warning that catches out almost every overseas owner: the façade is a common element, so changing the exterior appearance of your windows usually needs the comunidad’s agreement before you order anything.

PVC
The strongest insulator for the money and genuinely maintenance-free. Its weakness is visual: chunkier profiles, a little less glass, and a heavier look on a period façade, where it is not always permitted.
Aluminium with a thermal break
Slimmer sightlines, more glass and excellent durability. The thermal break is not optional: aluminium without one conducts cold straight through the frame and condenses on the inside face every winter.
Timber
Excellent insulation and the right answer in buildings with character, at the cost of periodic maintenance on exposed façades. Heritage protection usually makes the decision for you.
Near the sea
In Barceloneta, Castelldefels or Gavà, aluminium needs a marine-grade lacquer and stainless ironmongery. PVC copes well with salt air; timber needs revarnishing sooner than it would inland.
Glazing
Why the glass matters more than the frame
Two windows that look identical from the room can perform completely differently. The difference is written in the glazing specification, and it is not visible in a showroom.
Choose the glazing for the problem you have
- Street noise: asymmetric acoustic glazing with an acoustic interlayer
- Summer heat: solar control glass on south and west elevations
- Winter cold: a low-emissivity coating, which reflects heat back into the room
- Ground floor security: laminated safety glass, which also happens to improve acoustics
The most common disappointment
Ordinary symmetrical double glazing fitted in the hope of quiet. Two identical panes resonate at the same frequency, so the unit insulates heat well and noise poorly.
Installation
Where a good window stops performing
An excellent window badly installed performs like a mediocre one. This is where the investment quietly evaporates, and none of it is visible once the plaster is made good.
What to insist on
- Continuous perimeter sealing inside and outside, with the gap insulated before it is sealed rather than filled with exposed foam
- Treatment of the roller shutter box, the largest single leakage path in the façade
- A sill with proper fall and a drip detail, so water runs away from the opening
- Correct levelling of the frame, which decides whether it still closes properly in ten years
Ventilation, which nobody quotes for
Old frames ventilated the flat through their draughts and new ones do not. Sealing the envelope without controlled ventilation traps moisture indoors, and mould appears in the cold corners within a couple of winters.
Permissions and remote projects
What you need to check before ordering
Windows are visible from the street, so both the owners association and the local council have a say.
The checks that come first
- Whether the building is heritage protected, which can dictate material, colour and profile
- Whether the comunidad requires a uniform appearance across the façade, which is very common in Barcelona
- Whether the council requires a permit, which for a like-for-like replacement is usually a simple notification and for a changed opening is not
- Whether an ITE or a façade project is scheduled, since sharing scaffolding is a substantial saving
Ordering from another country
This works well because windows are a made-to-measure product with a fixed specification. Ask for the survey measurements in writing, the full glazing composition, the frame system by manufacturer and model, the colour by its RAL reference, and photographs of the shutter box before and after insulation. Those five items are the whole quality control, and none of them requires you to be present.
Timing
Windows are ordered at the very start of a wider renovation, because lead times are long and everything else waits on them. A full flat renovation runs €780–€1,600 per square metre over 10–14 weeks.

Common questions
A frame with double weather seals combined with asymmetric acoustic glazing: two panes of different thickness with an acoustic interlayer. Ordinary symmetrical double glazing performs considerably worse for noise, even though it looks identical from the room.
PVC insulates slightly better for the same money and needs no maintenance. Thermally broken aluminium has slimmer frames, more glass and a better appearance on period façades. In heritage-protected buildings only aluminium or timber may be permitted, so check that before choosing.
Only if the existing frame is sound and has a thermal break. An old frame without one keeps condensing and leaking air through worn seals, so the new glazing never delivers what it promises.
Almost always the roller shutter box, a direct opening to the outside that is routinely left uninsulated. The other cause is perimeter sealing where foam was applied without insulating the gap first.
