Neighbour noise: what actually works
Noise from neighbours is the single most common complaint in Barcelona flats, and the one most often solved badly — because people start building before identifying which kind of noise they actually have.

Three kinds of noise, three different answers
Work out which of the three noises you have before anyone quotes for anything. Airborne noise from a neighbour (voices, television) is the one you can genuinely fix from your own side: an independent stud lining that stands clear of the wall, mineral wool in the cavity, double board, around €85/m² and 7–10 cm off the room. Street noise is roughly eighty per cent the window and the shutter box above it. Impact noise — footsteps, chairs — travels through the building structure and is only properly solved in the floor above you, so from below expect improvement rather than silence. Nothing makes a flat silent: the realistic target is turning an audible conversation into an unintelligible murmur.

Services noise
Soil stacks, the lift, air conditioning units, boilers. It travels along pipework and through rigid fixings. It is solved by encasing the stack in a heavy-mass material and isolating the brackets so vibration does not pass into the structure.
What works
Solutions in order of effectiveness
These are ranked by how much difference they make per euro spent, which is not the same order in which they are usually sold.
Independent stud lining on the party wall
The most effective single intervention against airborne noise. A frame that stands clear of the existing wall, mineral wool in the cavity, and a double layer of board. It takes between 7 and 10 cm off the room and reduces voices and television noticeably. The lost centimetres are the price of the result: a thinner build-up performs proportionally worse, and there is no way around that.
Encasing the soil stack
Highly effective and cheap by comparison. If the noise reaches you from the bathroom or the kitchen, the culprit is very often the stack rather than the wall — and people routinely line an entire wall at considerable cost when the actual source was a 40 cm pipe.
A suspended acoustic ceiling
Partially reduces impact noise from the flat above. Fitted on resilient hangers it performs substantially better than one screwed directly to the slab. It will not eliminate footsteps, and any contractor promising that is overselling.
External joinery
If the noise is coming from the street rather than from a neighbour, the window is roughly eighty per cent of the problem. Asymmetric acoustic glazing and double weather seals. Worth establishing which it is before spending anything on internal walls.
What does not work
Things that are sold and do not solve it
Every item in this list is bought regularly by people who then conclude, reasonably enough, that soundproofing does not work. It does work — these particular products just do not do what the buyer thought they did.
Foam panels on the wall
They absorb reverberation inside your own room. They do not stop sound entering it. They are a tool for treating the acoustics of a studio or a home cinema, not for isolating you from a neighbour, and the visual similarity to acoustic insulation is the whole reason they keep being bought for the wrong purpose.
Thin cork stuck to the wall
Without mass and without a separated cavity the effect is marginal. It takes up almost no space because it does almost nothing.
Board screwed directly to the existing wall
Sound crosses the rigid contact. This is the most expensive mistake of the four, because the full job is carried out, the full invoice is paid and roughly half the possible benefit is obtained. The frame has to stand free of the wall.
Acoustic paint
No product applied in a paint film can provide acoustic insulation. Insulation requires mass and thickness, and a coating has neither.

Judging the problem when you are not there
Buyers who view a flat once, on a quiet weekday morning, have no idea what it sounds like at nine on a Saturday evening. This is one of the few defects that a survey will not tell you about and photographs cannot show.
Practical checks before you commit
- Visit once in the evening and once at a weekend if the purchase is not yet closed
- Ask which side the lift shaft and the soil stacks run — both are visible on the plans
- Look at what is below and beside the flat: a bar or a restaurant changes the calculation entirely
- Establish whether the party wall is solid masonry or a lightweight partition, because the fix differs
The legal route, briefly
Persistent noise from a neighbour is dealt with first through the owners association and then, if that fails, through the council. Both routes are slow, both require evidence, and neither is a substitute for building work when the problem is simply that the wall is too light. If you are not in the country, the building work is usually the faster and more certain answer.
What to specify in the quote
Ask for the build-up in writing: the depth of the frame, the density and thickness of the mineral wool, the number of board layers, and confirmation that the frame is independent of the existing wall. Those four lines are the entire difference between a job that works and one that does not, and none of them requires you to be present to check.
