Cédula d’habitabilitat

The Generalitat certificate of occupancy, valid fifteen years for an existing home, required to let legally and to connect utilities. In small flats it has teeth: minimum surfaces and ventilation are tested, so an extra bedroom needs checking against the cédula before it is drawn.

Comunidad, derrama and the ITE

The comunidad de propietarios runs the building and votes its budget; it requires a liability policy, agreed noise hours and lift permission, filed in advance by us. A derrama is the extraordinary levy it votes for building-wide work — lift, roof, façade, risers — charged to owners on top of the monthly fee. Not in our quote, but you pay it. The ITE, the compulsory building inspection, is usually what triggers one: if a flat looks cheap for the street, ask for that report.

Permits and running it remotely

Interior work with no structural effect is a comunicació prèvia; structural work or a communal element needs a licence with a technical project. The town hall runs its own procedure and we file in your name. You get staged photographs, weekly decision batches, and we handle deliveries, waste and the residents association.
