Check the building before the flat
Check the building before the flat, and get both numbers before you make an offer: purchase price plus a full renovation at €780–1,600 per m² — €62,400–128,000 for 80 m² over 10–14 weeks — plus taxes and a 10–15 % contingency. In anything built before the 1980s assume a full rewire at €4,000–7,500 as the baseline rather than an extra. The item that ruins the arithmetic is not inside the flat: it is an approved derrama, a levy voted by the owners association, which attaches to the property and becomes yours on the day you sign.

A perfect flat in a failing building is a bad purchase. The building is where the large, unavoidable costs live.
What to ask the seller or administrator
- Has the building passed its technical inspection (ITE)? Ask to see the certificate
- Are there approved levies (derramas) not yet paid or not yet started?
- Is there a lift, and if not, has installing one been discussed?
- When were the main stacks and risers last replaced?
- Are there ongoing disputes or leaks between flats?
- Is the building listed, and at what level of protection?

The checklist
- Consumer unit: is there an RCD, and how many circuits? A single circuit means full rewiring
- Contracted power supply: under 3.45 kW will not run an induction hob and an oven
- Damp at skirting level and in corners, especially on lower floors
- Rust stains or bulging on ceilings — corroding steel beams
- Floor level: significant slope suggests structural movement
- Window frames: no thermal break means high bills and condensation
- Where the soil stack runs — it governs whether the kitchen and bathroom can move
The habitability certificate
Ask whether the flat has a current cédula de habitabilidad. Without it you cannot let the property, and getting one may require changes to the layout.
