The two conditions that are specific to here
A high water table
Delta land: subsurface water sits close to the surface, so on ground floors, in basements and in garages capillary damp is normal rather than exceptional. Paint does not address it. A chemical barrier injected into the wall, perimeter drainage where there is access, breathable finishes above — a planned item here, not a surprise.
Living under a flight path
Parts of both municipalities sit under approach routes. Acoustic external joinery is not a luxury here, it is the item that decides whether the home is comfortable: double seals and asymmetric laminated glass — two panes of different thickness, so they do not resonate together — plus the roller-shutter box, the leak everyone forgets. Measure inside the flat first; two streets apart can be a different decision.
Ventilation once you have sealed it
Improve airtightness without planning air renewal and you get condensation where there was none. Trickle vents in the joinery or mechanical ventilation — the item most often missing from a cheap quote.

Comunicació prèvia or licence
Interior work that touches no structure is a comunicació prèvia. Comunidad and derrama
The comunidad de propietarios runs the building and votes its budget: liability policy, agreed noise hours, lift permission, all filed in advance by us. A derrama is the extraordinary levy voted for building-wide work such as the roof, lift or façade, charged to owners on top of the monthly fee. Not in our quote, but it lands on you.
