Proximity to the sea accelerates the corrosion of metals and degrades finishes that would last twice as long inland. It is not a detail to be settled at the end of the job. It sets the working life of everything you install.

Choices that have to be right

  • Ironmongery and screws: stainless, never ordinary steel
  • Balustrades: marine-grade stainless or lacquered aluminium, not painted steel
  • Outdoor taps and terrace showers: finishes rated for the exposure
  • Awning and pergola anchors: stainless, or they work loose within a few years

A painted steel balustrade on a terrace three hundred metres from the water. Three years later it is rusting and staining the façade beneath it. The correct specification costs slightly more on day one and lasts decades rather than years.

The Maresme rises steeply from the shore, so a great deal of property is single-storey or cut partly into the slope. Rising damp is the most repeated problem in the whole comarca, and a house that stands empty for months makes every symptom worse. It is also the defect most often painted over shortly before a viewing, which is why the wall bases are the first thing we look at.

How damp is actually solved

  • A chemical damp-proof course injected at the base of the wall
  • Perimeter drainage wherever there is external access to excavate
  • Breathable internal finishes, not impermeable ones
  • Ventilation, to carry away the moisture the wall releases

If the house is closed for part of the year

Second homes fail differently from permanent ones. Leak detection with an automatic water shut-off is the best single thing to install here, because a burst supply pipe in a house nobody visits for three months does more damage than the renovation cost. Programmed ventilation and remote temperature control follow, so that you arrive to a dry, conditioned house instead of to a smell.

Planning a renovation you will not attend

A Maresme project for an owner who lives abroad is planned backwards from the visits you already have booked. Demolition and first fix are the phases that need no decisions from you, so they run while you are away; the choices that genuinely benefit from being seen in person, such as tiling, worktops and the position of sockets and lighting, are grouped so they can be settled in a single trip or, if that is not possible, from a set of photographs and samples posted out. The rule that makes it work is simple and it does not change: nothing outside the signed quote is executed without written approval, so the figure you agreed is the figure you pay.
