Why we open holes before quoting

In anything built before 1950 an inspection opening is not optional. It is the difference between a quote that holds and one that doubles: joist bearings, ground-floor damp, roof build-up, and only then a number.

What an old-town house asks for

Houses between party walls, load-bearing masonry, floors on timber or early ceramic joists. Sound structures, generally — with five recurring weak points.

  • Rising damp in ground-floor walls built without any barrier
  • The roof: Catalan tile with no modern insulation or waterproofing beneath

Rising damp, done properly

Water climbing through masonry is stopped, not covered: an injected chemical barrier, perimeter drainage where there is access, breathable finishes above. The unpermitted extension
