What does painting a flat cost and what do you need?
Repainting an 80 m² flat in Barcelona costs between €1,400 and €2,400 with preparation, two coats and materials, and takes three to five working days if the flat is empty. Walls get washable matt emulsion, kitchens and bathrooms a satin or anti-mould paint, and woodwork water-based enamel. Per square metre of wall, the reference is €9–14.
Paint is the last layer of a chain: filler, sanding, primer where needed, and only then colour. A painting quote that does not itemise preparation is not cheaper — it is a different job.

Old walls
The Spanish wall traps no listing photo shows
If you have just bought an older flat, the surprise is rarely the colour — it is what previous decades left on the wall. Three situations are common enough in Barcelona to check before you sign any quote.
What to check first
- Tempera paint (pintura al tempera) in 1960s–70s flats: modern emulsion applied straight over it blisters and peels in sheets. Test with a damp cloth — if colour comes off and the surface feels chalky, the wall needs scraping and a sealing primer first
- Gotele — the thick stippled texture on millions of Spanish walls: painting over it preserves it. A smooth finish means skim-coating and fine sanding first, a separate plastering job that costs more than the painting itself
- Rising damp in ground-floor flats: anti-damp paint hides, it does not cure. If white salt stains return each winter, the source gets fixed first and the paint comes second
When two coats are not enough
Strong colour changes, freshly skimmed walls that drink the first coat, and intense colours like terracotta or night blue that cover poorly. In those cases the third coat is not an upsell — it is what prevents the streaking you see against the light.
Period flats
Three-metre ceilings, mouldings and the door that is not fully yours
Painting an Eixample or Gracia flat is not painting a standard-height flat: the geometry changes the price and the method, even at identical floor area.
What changes in a period building
- Three-metre ceilings mean more wall per square metre of floor, and work from small scaffolds rather than a stepladder — the per-room price rises even in a small flat
- Plaster mouldings and panelling are cut in by brush, not roller; decades of paint layers can be stripped to recover relief the buildup had erased
- Tall original doors of 2.20–2.60 m with panels are treated as joinery pieces in water-based enamel, sprayed or fine-brushed
- The outer face of your entrance door belongs to the stairwell aesthetics: in most communities you consult before changing its colour
The cold party wall
The corner that goes mouldy every January on an outside or party wall is condensation, not a paint defect. Anti-mould paint helps, but without ventilation or insulation the stain returns — repainting it yearly costs more than solving it once.

Running a repaint remotely
Painting is one of the easiest jobs to commission from abroad — short, cheap, transformative — and one of the easiest to receive badly, because the result photographs well even when preparation was skipped.
How to keep it honest from a distance
- Ask for the preparation itemised in writing: filling, sanding, primer, protection — not just "painting, two coats"
- Request photos after preparation and before the first coat: a filled, sanded wall is visible evidence you cannot fake afterwards
- Agree paint brand and line in the quote; "white paint" spans a threefold price range
- For a rental flat, schedule between tenants: an empty 80 m² flat is done in under a week, keys handled by the site manager
Why repaint before listing
A freshly painted flat photographs brighter and lets or sells faster, and paint is the highest-return euro in the whole renovation menu. For remote owners it is also the lowest-risk trade to test a contractor with before committing to bigger works.
