What is microcement and what does it cost?
Microcement is a hand-applied, seamless coating two to three millimetres thick, used on floors, walls, stairs and shower trays. In Barcelona it costs €90–€140 per m² applied, materials and labour included, and a serious application takes four to six days even on a small surface, because each coat needs its drying time. Its biggest advantage in a flat renovation: it goes straight over existing tiles with no demolition — no rubble down the stairwell, no skip on the street, no noisy strip-out days — which makes it one of the few ways to renew a bathroom in the short window between tenants.

Why it suits a renovation run from abroad
Half of microcement’s appeal in an older building is not aesthetic but logistical — and the logistics matter double when the owner is not in the country.
What skipping demolition buys you
- No permit stage: refinishing a surface is decoration, with no municipal filing to wait on
- No rubble down a stairwell with no lift, no container licence, no complaints in the president’s letterbox
- No noisy days squeezed into the hours the local ordinance allows for works
- No surprises behind fifty-year-old tiles: what stays closed cannot ambush the budget
- Two or three millimetres of build-up: doors keep their clearance and floor levels stay untouched
The window between tenants
A bathroom or kitchen renewed in four to six working days, with no demolition phase, fits inside a vacancy period that a full retiling never would. For a landlord managing the flat remotely, that difference — days instead of weeks, decoration instead of works — is usually the deciding argument.
Where the building punishes it
Microcement transmits whatever the substrate does. On a vaulted floor that flexes, or over old tiling with hollow or debonded pieces, the substrate’s movement ends up drawn on the surface within months. Coating a support that moves is postponing the problem and paying for it twice — the pre-application check matters more than the brand on the bucket.
The encaustic-tile warning
Under paint layers or 1980s tiles, many period flats hide original encaustic cement floors — the patterned mosaic that cannot be bought new, only rescued from demolitions. Covering a healthy one with microcement destroys value that a future sale would have paid for. Before coating an old floor, open a small test patch; if sound encaustic tiles appear, restore them and keep the microcement for the bathroom, where they never reached.

The process that decides the result
When microcement fails, it is almost never the material — it is haste. Each layer wants its drying time and the sealer wants its coats; compressing it all into a weekend is how the stains from the first spilled oil are manufactured.
The phases of a serious application
- Substrate diagnosis: firm, dry and without movement; over tiles, the joints are filled first
- Mesh and base coat, so the old grout lines do not shadow through six months later
- Two or three thin coats trowelled by hand, with light sanding between them
- A real colour sample made on site: the same tone changes with each flat’s light
- Sealer in several coats: this is what decides resistance to water and stains
The question that filters applicators
Ask to see one of their jobs that is more than two years old, and ask how many coats of sealer they apply and of what type. Professionals answer in detail and show old work without hesitation; sellers show freshly sealed photos, which always look flawless.
Verifying it from abroad
This is one of the easiest trades to check remotely, because the quality lives in the hidden phases: ask for photos of the mesh and base coat before the finish coats go on, the on-site colour sample before approval, and the sealer product and number of coats named in writing on the quote.

Microcement, paint or tile: what goes where
It is not a default material but a tool with its own territory. The decision is taken zone by zone, not by fashion — and mixing well is what produces a designed result rather than a catalogue one.
The practical rule
- Wet and high-contact zones — shower, kitchen splashback, stairs: microcement
- Dry walls: skimming and painting gives a clean result for less money and repairs without a trace
- High-traffic floors and homes with large dogs: porcelain tile remains harder to hurt
- Heavily used kitchen worktops: stone or compact surfaces; microcement asks for more care than most owners want to give
The maintenance nobody mentions
Neutral soap and water; no bleach, no ammonia, no aggressive limescale removers, which attack the sealer. In wet zones the sealing wants renewing every few years — minor work, but something to know exists before choosing the material, especially when arranging it means a flight.
