What does a complete bathroom cost?
A complete 4–6 m² bathroom in Barcelona runs from €3,200 to €9,500, with most jobs settling around €4,800, and takes 10–18 working days. That price covers strip-out, new plumbing and electrics, waterproofing, tiling, sanitaryware and a vanity unit. What pushes it up is rarely the finish: it is touching the communal soil stack, moving the WC, or carrying everything by hand in a building with no lift.
The spread is wide because a bathroom packs more separate trades per square metre than any other room: plumber, electrician, builder, tiler and joiner all work inside five square metres. Two bathrooms of identical size can legitimately differ by thousands without either one being overpriced.

The building
Three Spanish words that decide your bathroom budget
If you are buying or renovating in Barcelona from abroad, three terms will appear in every conversation about a bathroom, and none of them has a clean equivalent in most countries. Understanding them before you sign is worth more than any tile selection.
Bajante — the communal soil stack
The vertical waste pipe running down through every flat in the column. It belongs to the building, not to you, even though a section of it passes through your bathroom wall. In pre-1970s blocks it is usually cast iron and often corroded from the inside. If it needs replacing, that is a decision for the comunidad — the owners association every Spanish block has by law — not for you alone. Practically, it means asking the administrador before the wall is opened, not after.
Comunidad and derrama — how communal costs reach you
The comunidad is the owners association; the administrador is the managing agent who runs it. When the building has to pay for something large, such as replacing the stacks or the roof, it raises a derrama: a one-off levy split between owners according to each flat's coeficiente, the percentage share written in your deed. A derrama follows the property, not the person, so if one has been voted before you buy, you inherit it. Ask the administrador in writing for the minutes of the last two general meetings before completing a purchase.
Cédula de habitabilidad — the certificate that lets a flat be lived in
A municipal certificate confirming the dwelling meets minimum habitability standards. You need a valid one to rent the property out, to sell it, and to get utilities connected in your name. A bathroom with no ventilation can put it at risk, which is why mechanical extraction is not an optional extra here even when the quote makes it look like one.
Verifying the work you cannot see
The waterproofing membrane under the shower tray is the item that matters most and the one you will never be able to inspect once tiling starts. If you are managing the job from another country, ask for dated photographs of the membrane before the tray goes in and of the flood test with water standing in the tray. Those two images are the entire quality control on the most expensive thing that can go wrong.

If a quote allocates under 35 % to labour, or does not itemise waterproofing, something is missing. Waterproofing is the item nobody ever sees and the first one cut.
What adds cost
Why two identical bathrooms cost differently
Touching the soil stack
The biggest cost driver. Replacing a section of cast iron stack needs owners association agreement, access from the flat below or scaffolding, and reinstatement. It can add €800 to €2,000.
Moving the WC
Requires sufficient fall to the stack. Without it, the floor has to be raised or a macerator pump fitted. Moving it more than a metre almost always adds cost.
No lift in the building
All waste out and all materials in are carried by hand. On a fourth floor this can add €400 to €900. Very common in older Barcelona buildings.
Large format tiles and niches
A 1200×600 tile needs a perfectly flat substrate and back-buttering. Niches need their own waterproofing detail. Both are labour, not material.

Common among overseas owners, and entirely workable if the decisions are made before work starts.

- Every material chosen by brand and model, documented with photos
- Layout agreed on a drawing, including socket and light positions
- Access arranged with the building manager or a neighbour
