Room dividers: what actually separates

Separating without closing is the most requested move in flat renovations. The right question is not which divider looks best, but what you actually need to separate: sight, sound or both.

What does each system actually separate?

Only a stud partition with mineral wool in the cavity truly separates both sight and sound: it goes up in two or three days and takes 7–10 cm off the room. A sliding door with perimeter brush seals, or a glass screen that reaches the ceiling, cut sight and most of the sound; slatted screens, open shelving and half-height furniture only zone the space. Within a full renovation — which in Barcelona runs €780–€1,600 per m² — zoning is decided on the plan, not halfway through the build.

The question that settles it

Will both zones be used at the same time for incompatible activities? If one person takes calls while another watches television, you need real acoustic separation and no decorative panel will deliver it. If you only want the front door not to open straight onto the sofa, suggesting a boundary is more than enough.

The legal layer

What foreign owners usually find out too late

In Catalonia a divider is not just joinery: two pieces of local bureaucracy decide what you are allowed to call the result.

The cedula de habitabilidad

Every dwelling in Catalonia needs a habitability certificate — the cedula — to be sold, rented out or connected to utilities. It sets minimum room sizes, ventilation and natural light. A divider can create a sleeping alcove, but a space with no window is not legally a bedroom: it cannot be listed as one when you rent or sell, and closing off the only window of a room can put the cedula itself at risk.

The permit

Installing a divider that does not touch structure is minor works, filed as a prior notification with the town hall — in Barcelona city it is called an assabentat and your contractor handles it in a day. If an existing partition has to be opened or removed to make way, it must first be checked for load: in buildings from before the 1950s some partitions work structurally without looking like it, and that changes both the paperwork and the budget.

The building itself votes

A brick partition weighs 120–180 kg/m²; the same wall in plasterboard, 25–30. On the timber-and-vault floors of a period finca that difference decides what can be built at all, which is why new partitions in old buildings are almost always dry-built. And if the floor is original hydraulic mosaic, moving the divider twenty centimetres can be the difference between a clean junction and an irreversible scar in tiles that are no longer manufactured.

What to choose for each situation

These four combinations cover almost every flat we see.

Kitchen and living room

A glass sliding door. Open ninety per cent of the time, closed on heavy cooking days. It solves the smell — the one real drawback of an open kitchen — without giving up light or the sense of space.

Hallway open to the living room

A slatted screen, fixed panel or tall cabinet. No need to block sound here, only to stop the front door framing the whole sofa. It is the cheapest intervention on this list and one of those that most changes how the flat reads.

Home-office corner

If there are calls, a stud partition with a door. If it is only about focus, floor-to-ceiling glazing. An open shelving unit will not do the job — the most repeated mistake since working from home became normal.

Sleeping area in a studio

A stud partition or a large-format slider. This is where the cedula rules bite: without conforming ventilation and natural light, the new space is an alcove, not a bedroom, whatever the listing says.

Remote owners

A divider is a small project with a shape that suits remote management well, as long as the sequence is respected.

What must be locked before ceilings close

  • A light point and socket on each side of the divider, decided on the plan
  • Reinforcement inside the partition wherever weight or a sliding track will hang
  • Full height to the ceiling if acoustic separation is the goal — a gap above passes everything
  • Floor levelling, because a slider on an uneven floor jams from day one

How the process runs

A video survey settles the system and the position; the quote is fixed in writing; the permit is filed on your behalf. The one photo report worth insisting on is the reinforcement stage, because everything that matters disappears behind plasterboard the next day. Payment against milestones, never in full upfront.

The detail that betrays cheap work

Badly finished visible tracks and irregular gaps between leaf and wall. In a pocket door the cavity must sit perfectly flush; in a surface-mounted one the track is part of the design and cannot be covered up later.
